The location is 💯. Quiet and has very great views of lake como. Very close to the train station and Just 8 minutes drive to Varenna.
The property itself is very beautiful, has a private beach area and nice photo spots.
The staff was very courteous and welcoming.
I understand that this is a historic home, hence no elevators. However, owner needs to hire a butler or concierge to help guests with taking their luggage up and down the stairs.
That was a very stressful situation for us and I felt really bad with the cleaners having to lend us their support.

The villa is in a superb location on the east side in the north part of the lake, which is rather quiet and peaceful compared to Verena, which is the town next to it and is much busier. The villa has its own beach with rather calm water. It is very romantic, and you can swim in the lake or kayak. We were there during the ongoing renovation, so part of the north garden was not open, so we were restricted to the area of the villa instead.
We love everything about the villa. There is virtually no negative feedback on anything that's working at the villa, but the ongoing construction and renovation on the north side of the beach front hindered us from using the open space that was featured in the hotel listing.

Some of garden was closed due to extension being built - we were offered a bottle prosecco as a gesture etc the gardens were still nice
Parking is limited so worth reserving if have a car
There are lots of steps which could be problematic for some
Room was clean and comfortable with great view but ac could have been better and shower door was broken

The potential is there, and the staff is doing its best.
The photographs on this hotel’s website and Insta promise beautiful lake views and a garden retreat — unhurried and established. The lake views are genuine; but the garden has become a construction site. Access to all rooms is along a busy road rather than through the hotel — permanent, unmentioned, and difficult to reconcile with the boutique charm being sold.
