Location, facility itself, how clean it was, decoration, furnitures.
The fact that service of cleaning the room is only between 9:00 and 12:00. That way if you leave the room after noon your room is not cleaned and your used dishes are not washed. Also your towels are not changed unless you deliver everything to the cleaning lady the next day in the morning. In fact I was doing that everyday as we wanted to stay longer in the room than till 11:30, because we were coming back late.

We were extremely satisfied with the accommodation ,the room was spacious and even better than in the photos, nothing was missing, the staff at the accommodation were very, very kind, the location of the apartment was perfect, and we will definitely be happy to come back next year.

The staff were attentive, and supportive, with daily messages to check on us, which is reassuring. They explain what you have to do clearly enough. The location is good, within 20 minutes walk of Vatican and around 20-30 minutes bus ride from major monuments. There are places around where you can eat or local stores. Beds nice, comfortbale enough. Rooms are of decent size. We occupied Rooms 1, 3 and the double room. The staff keep the site clean and replenished.
The place definitely needs some attention. The door knobs were over used and frequently getting broken, but you are able to put them back by yourself :). The windows don't shut in properly and this can be a problem as you can hear the noise from outside at night. The air con did not work on one of the rooms. The breakfast is not what we were expecting, but maybe we had too high expectations :). The TVs are working, but there is nothing you can watch. The staff are keeping the location clean, probably as clean as it can be, but since the place is rather outdated and old, it does have an old smell. As I said, maybe, we had too high expectations :).

The location is great. The neigborhood has much to offer and "downtown" Prati is an easy walk away. The stafff and owner are very friendly and supportive. The check-in process and all other things are very well managed and easy.
The room is smaller and darker than in the pictures. So are the showers. This is not a room to spend much time in. The table is so tiny that it is hard to use
