Location and breakfast good.
Room was very run down, paper peeling off walls, lampshades falling apart, bad / deep scuffs on walls, long standing webs, stains and splashes on walls. Poor quality / worn pillows and cushions, duvet barely covered double bed. We understand it’s under new owner and will take time but cost of stay doesn’t reflect state of hotel. Owner having financial loss conversations with staff in main reception area while we sat having quiet drink away from bar on Saturday night. I’m sure there’s a private office that could be used. We paid for breakfast when booking but restaurant staff did not have it recorded on list, embarrassing. At least breakfast was good. Generally the whole hotel is in poor state of repair, cracked and broken windows. We were only away for one night respite but definitely would not have stayed if booked for longer. Very disappointed. We nearly left but decided to make most of our one night. No way to contact reception from room (no phone).

Pillows were so thin and flat felt like basically just lying on the mattress
Difficult to regulate the temperature of the shower if you wanted it a bit warmer would end up roasting hot
A regular bar person on duty as at times people had to wait a while to be served this lead to some people leaving as fed up waiting

The dirty water in the bedroom, the sink water and the shower water were both brown, there were cobwebs and dust galore in the breakfast room

Staff was lovely to deal with. Facilities room was great. Our meal was well brought out quickly and tidied up at every point also.
Room was a bit tacky, although clean- the bath constantly dripped, the towel rail was peeling and clearly very old which let the bathroom down, behind the door on the bath panel was black and damp.
Bedroom itself was lovely and clean, bed was comfortable. We had booked a twin room and it was made up as a double with no extra bedding- we made do but could have caused others an issue.
Parking was an issue, we didnt know there was a carpark and ended up having to pay and display in a public carpark up the road.

The facade was nice but just that. I'm sure tourists like it in the summer, but in February the room was a shambles. Central heating and TWO electric radiators (see which works?). Window freezing. No heat in the bathroom until you realise there is a switch (unlabelled) in the bedroom that turns it on. Same goes for the extractor fan. The shower hose leaked about 70% of water before it reached the head. The attention to detail is terrible. Room 230.

The rooms were cold and noisy- emptied glass bottles into a bin outside my room in the middle of night.
Was asked to duck 3 times during dinner so that the staff could access a cupboard.

Location was great and the property offered ample free parking. It was very central for Stirling. Neighbours with one of my favourite coffee shops The Burgh!
I am really not one to complain but this property really was not worth the price. We only stayed one night but it was one night too long. The entire 1st floor of the hotel smelled like stale old cigarette smoke and took away from the beauty of the landing on the first floor. I am all for saving the environment but almost all the lights on the corridors on the first floor were off which left the corridors very dimly lit and it just felt abandoned. Thankfully no Victorian ghosts came to visit us in the night.
The rooms were subpar at best. The bed was probably one of the most uncomfortable things ive ever slept on and the room was chillingly cold and musty when we entered. They provided us with a space heater and we turned on the heating but the smell didnt improve.
The TV may as well have not been there for all it was worth. Not that we planned to use it very much but I had to do some DIY giggery pokery just to get the thing to have a signal.
Coming from someone in their late 20s, the bath was a bit of a deathtrap with the surface being slippier than an ice rink with no access to a shower mat. So if you struggle with your mobility, I sure hope this hotel has more accessible rooms. Otherwise perhaps give it a miss.
Overall the visit was just 'fine'. I would have rather stayed somewhere cheaper for the standard that we were given. Hope this helps!

Great location , private parking within town centre , staff were helpful and knowledgable, handy for shops and restaurants too.
Room was cool , not warm despite the heater being on 24/7 , heated towel rail switch eventually located at floor level , water pressure in the shower was a bit weak too , no fried breakfast available on weekdays

Good location, friendly staff
Rooms were run down, we requested for a business visit and there were about 15-20 young people outside screaming about an after party at 3-4am. They left kebab boxes outside our front door. Was hoping the fact we visited for business would’ve meant common sense wise it was smart not to locate about 20 young people next to our room. On top of that the toilet kept auto flushing every 15 minutes which kept us up.

its a great hotel in an ideal location for exploring the city
there does seem to be an issue with a section of rooms on the first floor, near one of the exits. the whole area stinks of smoke, which appears to be caused by staff smoking at that exit. ive no issue with people having a smoke break, hospitality work is tough. i totally get it. but theres a massive car park area where a smoking shelter could easliy be set up, well away from guest accomodation. a smoke smell is a real negative for many people.

The hotels location is perfect for shopping and exploring.
The room variation is vast, we booked with 2 other couples for a Christmas party night. We all booked at the same time and all had vastly different room sizes mine being the smallest with worst view pigeons on roof woke me at 6am, room stuffy and dated.

The bottom reception piano bar well prescribed this great experience that the rooms sadly murder quietly and quickly
The toilet bin was full of sanitary towels.
The mattress was stained extensively which quickly showed as the sheets were ill fitting
The carpet was peppered with all sorts of stains and bleach marks There was holes in the carpet everywhere as of the mice were making home in corners I ran a a bath to try and clean myself down of the grim environment
When I filled the bath, it’s pulled away from the tile line and the badly siliconed crack opened up a full centimetre showing real neglect and overall shocking maintenance
The lift doors were chipped
Hall carpets had multiple freying
And when as I left, I pondered whether to tell reception I opened with the fact that I’ve never written a bad review of a hotel ever.
Everything I said was no surprise The only response to the photos and the honest report was a long blank stare
This hotel enjoys above 80% occupancy and I’m guessing it’s a bit of a cash cow for whoever owns it it desperately needs a maintenance manager to come in and fix the chronic yellowing between tiles Shredded carpets Lift carpet carpets that are worn through to the backing Windows that open dangerously in hallways to a five story drop?
It’s a shame that Stirling is done a disservice in a key historic building
Not surprisingly a family of pigeons wake me up in the small hours of both nights And from the hallway and the fifth floor, I could see the part of the roof about a foot wide and a foot tall. Allowing the pigeons to run freely in the loft space. On mass. I made a short video where more than a dozen pigeons marched in and out. The dampness migrating around the walls. I joked that this was staff quarters and was possibly overlooked.
I never wrote a single negative word about a Hotel and I stay in about 20 a year because of work But this was less than 100 m from my flat I booked it as a nice surprise to a friend staying. After two days they said in the kindest way it wasn’t that bad.

We clearly got a budget room despite paying 100 pound a night.
Requested a double bed got 2 singles.
Towels were lipstick stained.
TV was about 12inchs and the quality was poor, blurry screen. No wifi in the rooms.
The walls were dirty.
Hotel itself was good but the rooms are shocking.

Perfect location. Very central to the shops and eating places. Friendly and helpful staff. Food was amazing. Had our dinner at the hotel and couldn't fault it. Had a piano player playing during dinner which was nice. Great value for money, price included breakfast which was lovely. Cosy atmosphere. Would you definitely recommend and stay again.
Some of the furnishings tired and prob should be replaced. Would say hotel in need of some tlc but still very comfortable. Car parking area could do with a tidy up. A bit disappointed as stayed the year before and the Christmas decorations and lights were all up and it was lovely but it wasn't decorated as well this year.

The Hotel Bar /Restaurant were lovely and the location was excellent.
Have used this hotel with a group of friends every November for 9 years but last couple of years the standard of the Hotel has dropped it needs a lot of TLC . This trip i stayed one night with friends and one with my husband the room I had with my husband was awful very cold ,dark dirty lampshades and carpets were covered in dust ,no toilet roll or hairdryer , had to hold button on kettle down for it to boil. I appreciate that I got the room at a very reasonable price but I still think that should come with a level of cleanliness. The night I stayed with friends the breakfast had half the items it has had in previous years so the night I stayed with my husband we went out for breakfast in the morning .

No glasses in bathroom. Room doesn't get serviced on second day. Had to go down to reception to get tea tray items. No rubber bath mat. Had dinner in dining room .was sat at a small table away in a dark corner ever though there was only one other table occupied. Food was ok but not piping hot. Room was very cold when we arrived. Receptionist said radiator would come on soon so we went away up town for the evening. Came back.still freezing but found a convector heater in wardrobe so we're ok after it heated Room .

I liked that it was close to everything that we wanted to see and that there was parking on site.
The hotel was a bit run down. There was only one staff member who was nice and helpful. The other staff that we dealt with did not smile, were bland and did not seem to want to be helpful. They answered direct questions but were otherwise unhelpful.

The location.
The room made me uncomfortable when I entered as it looked dirty, needs a serious renovation. The wi-fi doesn't work in the room and there is no heating which is made worse with the velux window that pulls out any heat in the room. Breakfast was disappointing.

Only had 1 large towel and 1 hand towel for a couple staying in a double bed. Bed was hard and not the most comfortable. Water was varying in temperature quite often. There was an abnormal gas smell coming from one of the floors and staff did not seem too bothered by it. The whole hotel had a very odd smell around the place.

Hotel very opulent if a little dark. Lovely location. Friendly staff. Room clean. Pleased that bathroom had a bath as well as a shower. Very nice evening meal in restaurant.

Room missing phone and water glasses. Would have preferred one bed rather than two pushed together. Only one sachet of non decaffeinated coffee. Breakfast rather disappointing especially as evening meal so good. No fried bread or fried potatoes. No tatty scones. Only scrambled eggs available and those had run out. No vegetarian option.
