    Very disappointed with Grand Southsea Khaolak Beach Resort, do not book it!
    Location was perfect and staff were wonderful
    Everything was old, worn out and not updated as it should be! They are reopening the hotel after it being closed for many years, but obviously on a very small budget, it does not work!!! Swimming pool was not fit to swim in, breakfast was poor and they were charging 500 Baht each, after first morning, we went down the road and ate breakfast for half the price! Bar never had drinks or mixers available, ie. Ran out of Vodka, Gin, Beer, Tonic several times during our weeks stay 🤔

    Premium Pricing, Budget Experience

    The resort positions itself at the same price point as several outstanding properties nearby. Unfortunately, the experience does not align with that pricing. The breakfast, which is charged separately, was extremely limited and of noticeably low quality. Several other aspects of the stay felt underdeveloped and inconsistent with what one would reasonably expect at this rate. We travel to Thailand frequently and appreciate both high end resorts and simple homestays. We are happy to pay premium prices when the value is justified. In this case, however, the overall offering did not reflect the cost, and the stay felt significantly overpriced.

    The hotel is very run down and the poor was not clean or in use. We were told it will not be operational until after Covid? I’m pretty sure we are post Covid now!

    Run away from this place!
    This property is closed to abandoned and is let to rot. The staff mentioned that it is under transition from old to new owner. Nothing to like here.
    The pool is out of service with dirty water. No security guard anywhere including the gate. No staff at night so we were left on our own in the big property. Old and broken parts can be seen everywhere even the dining area also has big hole on the ceiling. This place is hazard and shouldn't be listed in Booking.com

    A hotel absolutely unfit for occupation
    Nothing absolutely nothing likeable.
    The property is 75% damaged/abandoned/not maintained. Severely understaffed and no security at all Be prepared to have no reception and no staff after normal working hours.

    Needs money spent on it, not 5 star
    The pool (apart from the cloudy green colour at the end). The staff were friendly (especially the cleaners). The location was really good too (if you have mopeds). The rooms were comfy and clean.
    Breakfast very very poor, not much option and quality really not good. Especially poor for vegetarians. As most dishes contained chicken or this weird sausage type stuff. Just no where near enough variety for a "5 star resort". Breakfast was probably 2/3 star at best. The room was comfortable but in need of a paint job and fixing a few things. One of the roof panels was falling off due to damp. Also the Aircon unit leaked all over the floor. Also there is no point in the balcony as you can't go outside, due to the amount of mosquitoes. Doesn't help there being still water ponds directly outside the rooms. The staff were friendly but not helpful. We asked if there were any walks in the area to do, and we were just told, "I don't know". No attempt to help or find out. Also when asking about a taxi they quoted an insane price, 2400baht for a 15 minute drive. Some of the staff were new and I don't think were given any training though so it's not their fault. The gym is very poor, no free weights just 2 running machines (one broken), 2 cycling machines and a very old multi weight machine, absolutely in need of a service. The pool is lovely although by the end of the stay had turned cloudy green, we think there was a problem with the filter. Finally booking.com quoted around £670 for the stay for 9 nights but when paying it didn't let us pay with out credit cards. We tried several cards. We then decided to pay at the hotel. Unfortunately when we got there we were charged in BAHT the equivalent of £860. This is partly booking.com's fault, but the stay is absolutely not worth that. Overall we had a nice stay, but this cannot be called a 5 star hotel, and not worth the money, so don't expect luxury. We guess that the turnover is not high enough to warrant spending the money needed to get back up to scratch, but they will keep losing customers and loose further turnover over time.
