Very close to airport, staff very helpful. Shuttle bus to restaurant, beautiful well kept property. Breakfast was lovely and great coffee

Spacious ‘quirky’ corner room with high ceiling, beams and nice bathroom.
Solid breakfast! Good range of hot plate, cereals, fruit, cakes and drinks.
Indoor pool pleasantly hot although sadly sauna under repair.
Quick, friendly check -in despite 1am arrival .
Superb free taxi service to excellent local restaurant 600 metres away for fine dinner.
Short walk to Tessera tabak shop to buy tickets for local buses - No.5 to Venice & No.15 to Mestre train station.

The staff were truly excellent. Warm and friendly. The building is traditional and authentic with beautiful rafters and lovely surroundings. The location is ideal for both the airport and a cheap route into Venice via the bus. Breakfast is excellent for Italy - proper coffee, pancakes, continental and cooked options.
We did not book very far in advance (perhaps a week), and chose the property for the pool and sauna, over plenty of other cheaper but similar properties in the area. The price reflected those additional facilities, and was the deciding factor for us to stay here for two nights rather than book a place directly in Venice. 3 days before arrival, they said the pool and sauna was not available, so as the price we paid no longer reflected the facilities, I requested a refund, to which they denied as they said it wasn’t “their fault”, even though this was not our fault either. They kindly offered a free return shuttle to and from the airport to the value of €30. However, this does not cover the fact that the price to book had now dropped for this place for these dates, and other similar places without pools were more then €30 cheaper. It’s a minor issue as it’s such a lovely hotel and great staff, but I would have preferred being offered choice of the free shuttle or a refund, than being forced to stay at a place that no longer had the facilities as advertised and paid for. I’ve previously had this issue with other hotels and they have offered a refund with no fuss (even on non-refundable rates). I’d recommend not booking non-refundable, or contacting them in advance.

Close to the airport for an early flight.
Transport available on site to the airport which we didn't need but it was a good offering.
Breakfast offering was great especially the fresh honeycomb.
Plenty of parking.
Room wasn't as advertised on the online photos. Downstairs rooms with patio doors was our expectation however we ended up with first floor rooms with a small window.
Only one pillow each on the bed is not ok there should always be two as a standard. One spare pillow found in the cupboard but didn't look that clean.
No bar or restaurant as advertised. We where hurried into booking an off sight restaurant which turned out to be in another hotel up the road so there must have been some commission business going on here. There was no requirement to book and we could have gone somewhere else. As it turns out the hotel where the restaurant was turned out to be a much smarter more modern offering that we would have all preferred to have been staying at. It was also actually cheap to stay there to when we looked it up.
