Great cottage, friendly people, but beware of the small print and none standard requirements.

The cottage is in a great location, nice and quiet, great view, and surrounded by nature. It’s close to all the sights in the area. It has everything you need for a pleasant stay. The owners are very pleasant, and you are free to roam the farm.

The property is rented out by a third party “Belvilla”, which makes the whole booking process convoluted: One of their (many) emails has a PDF attached. Read this carefully, including the small print! Expect to pay for energy at the interesting rates listed in the small print (6€ for a m3 of water?). Also make sure you bring your own bedding. Sizes aren’t listed, so I’ll help: 4 Single beds and one queen size. Pillows are there but bring pillow cases. Bring your own towels. Bring your own hand soap. Also be aware that the Queen size is the only bed in a dedicated room. The 4 singles are in a shared room (2 levels). Payment happens very old fashioned: Cash deposit on site, of which the difference get transferred back (I hope) after taking all the energy consumption meters etc. No cards accepted.

Beautiful house and surroundings, confusing management, many hidden charges.

Very nice and quiet surroundings; beautiful view of countryside on all sides of the house. Beautiful spatious house, well equipped for baby. Very good kitchen, nice terrace. The owners are leaving in the farm next door and are friendly.

This property is managed by a company called belvilla which makes everything very difficult and complicated. They send a LOT of emails, mostly useless things, or asking me for payment although the website said "pay at the property". After I paid, I still got emails every day asking for payment. it's not a scam, just poor management. Also one of those email contained key information, a sheet of information with the actual address, checkin details, and other details such as: bring your own sheets!! I discovered this too late. Also there were a LOT of hidden charges: I had to pay for gas, electricity, water, garbage, wood, cleaning, which added up to 150 euro for a few days. The house is poorly insulated, so we had radiators on max 24/7 but were still cold a lot of the time, and ended up with a 60 euro energy bill for 4 days.

Good location, but read the details

Location is nice and quiet. Well furnished and in good condition. Houffalize is a very nice village with some nice restaurants and pubs.

Please note, this property is rented out by Belvilla and not booking.com. Therefore other terms and conditions apply. You have to account for €35 - €50 on top of the listed price for heating, water and electricity. That makes this property a bit expensive. Also you have to make a €250 deposit which you will get back by wire transfer some time later. All of this is not a problem, but you will most likely find out after you have made the booking because it is only listed in the accommodation conditions section and most accomodations are listed all-in on booking.com. You have to bring your own towels, bed linen and such. Not something you would expect in this price range.

Zeer net huis op een mooie locatie. Erg vriendelijke mensen die zich proberen goed verstaanbaar te maken

Via deze site erg weinig informatie. Bv dat je zelf al je beddengoed mee moet nemen. Hoeslakens, dekbedovertrek slopen. Geen informatie over de verwarmingskosten die in de winter behoorlijk aan de prijs zijn en nog eens bovenop de aangegeven prijs komen. Net als warm water, koud water en elektriciteit. Ook afval kosten zijn appart te verrekenen.
