My stay at this property was extremely unpleasant and unsafe due to the unlawful seizure of my passp

The host took my passport for the entire stay until check-out, despite my clear objection. This is a serious violation of the Booking.com Terms & Conditions and a criminal offense under Serbian law, since a passport is state property and can only be retained by state authorities. The host then unilaterally canceled my reservation in the Booking.com system as if it had never existed, and deleted part of our WhatsApp conversation to erase evidence of my actual stay. I considered reporting the case to the police, but as I was traveling with my family, I limited myself to reporting it to Booking.com and the Serbian authorities. I absolutely do not recommend this property and believe it should be blocked from the platform. Legal basis: Serbian Law on Foreigners (Official Gazette RS No. 24/2018, 62/2023) – requires hosts to register foreign guests but does not allow them to keep passports. Serbian Consumer Protection Law (Official Gazette RS No. 62/2014, 6/2016, 44/2018, 30/2019, 130/2021) – prohibits unfair practices towards customers. Booking.com Terms & Conditions (Section A5) – requires hosts to comply with the law and platform rules.

Accommodation is very spacious and clean. I visited this property with my family and we loved it. The host was very helpful and welcoming and he gave us all the information about the surroundings of the apartments ( where to eat, supermarkets etc.) we also had the private parking on the property . City center and park Chair ( with open pools during summertime) are close by.

Great stay at a calm place

The host was very kind and responded to all our of questions and needs. He recommended an awesome Aqua park nearby, which was very fun for the kids and quite cheap.

Decent rooms, the bed was very comfortable. The bathroom cabinets can be cleaned a little more. The hotel is about 30 min walk to the center. Very nice upper deck balcony.

Disappointing experience

The apartment was good, very nice rooms. It was modern, clean and spacious. There was a kitchen, but it wasn't too well equipped. The heating in the rooms were very good, and the staff was also nice. I also loved the balcony, and the internet connection was also good.

We have booked this property because it had an indoor pool. Well, there was a pool, but there was no water in it, we couldn't use it, which was a huge let down. Also, the property had a POS, but they claimed that it wasn't working, so we had to pay cash, which was also very inconvenient for me.

Pleasant

The quietness of the area, the kindness of the host, the roof terrace with a view of the mountains, very suitable when the weather is warm for relaxation or sunbathing.

The location is in an area of houses, without shops or restaurants, far from the Central zone with its points of tourist interest. The reserved "deluxe apartment" is just a small room (about half of the displayed surface!), very simple, without balcony, without a table or a chair, without a refrigerator or at least an electric kettle for boiling water (we asked for and finally got them for our 3-year-old daughter!), there is no stovetop or kitchenware (because the "deluxe apartment" has no kitchen or kitchenette!). It is a cold room in winter and the heating is done with an air conditioner (it only heats with the fan at high speed and then the device vibrates and makes noise). Bathroom mirror cabinet full of mold and hair. Swimming pool without water, non-functional, closed. We recommend extra care when using the garage. We chose this location for the amenities described and what we thought we actually could find. For what you get, the price is no longer attractive at all. All the description on Booking.com is a lie, reason for which we will give a low rating for this location without hesitation!!!

Room has everything what you need for few days stay and bed is super comfortable. Location is fine, but we called taxi every time to go to the center. After all day of walking hotel is not so close to the center that you can go by walk.

I booked this hotel mostly because, comparing to others, has pool. Pool is really nice, but water is super cold, It's impossible to swim in such a cold water and host told us that they are still not heating the water in septermber. Since we couldn't spend time in pool anyway I think it was better idea to reserve some apartment in center for smaller price. Overall it was good experience. :)

Room was clean and everything okay. Milos the person that helped us out through out our stay is very helpful and a humble person. Everything we needed he helped us out immediately. Provided us with even extra items such as coffee! Location is good as everywhere in nis is easily accessible by taxi and walking distance. Recommended!

The accomodation standard is still high, we have been here 3 years ago and it is still like a new one.

The road to the accommodation is being repaired, I recommend parking at the bottom of the hill and walking to get the keys - 150m. The owner will then guide you.
