The property was well situated in walking distance of the main centre.
Small, compact studio apartment.
The property advertised parked which was very limited. However they did provide us with a discounted parking card at a nearby location.

Spacious apartment with a balcony, right in the heart of old town. Close to many sites, the lake and the train station. Staff was very friendly and helpful with our needs. Originally we we chose not to include the breakfast because we so close to many cafes but it was rainy and cold the first two mornings so we stayed in and enjoyed the basic breakfast items provided. Pastries, toast, crepes, cereal, fresh fruit (if you got there early) nuts, cheeses, salami, yogurt, boiled eggs, juice, coffee & milk. We also thought the price of €13 per person was a good value compared to other hotels we had previously stated at with the same menu. We also took advatange of the laundrey facility but thought those prices were high. €4 for wash & €3 for the dryer. These could handle only medium size loads so ended up having to purchae more tokens. The staff let us store our luggage after checkout so we could enjoy the one day of sunshine a little longer before our departure.
Due to lack of parking at the faciliy, when had to park several blocks away. Lack of english channels on the TV and streaming was not working on either TV. The wifi was very weak and buffered so much, I ended up just using my phones hot spot data for our wifi. The toilet is seperate from the bathroom which is kinda nice when your trying to get ready and your spouse wants to use it but they put it on the other side of the apartment so you had to walk a bit to get to it from the bedroom but it was convenient to the living room/kit hen area. This is an old building that has been renovated.nicely but has a lot of uneven floors which almost tripped us a few times

This place is located near landmark and not far from center station. The facility inside the room is proper. There has elevator, which is convenient. We can leave the luggage until evening. The staff very friendly and good hospitality. We paid extra for breakfast which is good taste and quality.
The restroom at the reception not easy to access.

Good to have a bit more space to spread out in the 1 bedroom apartment. Dining table was helpful for meals and study. Excellent location close to old town.
Tiny toilet room and stairs from kitchen/dining area to bedroom/bathroom area might be tricky for some guests. Harsh instructions/penalties about cleaning kitchen area left made me somewhat reluctant to use the kitchen.

Amazing location in the old town, clean, room size was fine, good air con, lovely building, nice terrace overlooking the courtyard net door.
Don’t go there for the gym and would have been nice to have some coffee in the room.

Location, the view, the terrace and hospitality of staff.
The late checkin procedures is not wholly trustworthy. The machine outside the entrance did not work and failed to respond to issue a room
card to me when I did self checkin after 8:00 pm. I eventually had to call an emergency number and a staff came back to issue the room card to me. After than this, the stay is rather nice, and it us a good base to explore Annecy and other neighboring towns.

Location is perfect & offers walking access from the train station & also a comfortable stroll into the Old Town & Lake. We really enjoyed making use of the Hotel Terrace early in the evening to have our Chactuterie platter & Wine ...we were suprised each evening that we had the terrace to ourselves. Breakfast was a reasonable price at $13 Euro & offered a satisfactory array of choices. The view from our room & terrace across the beautiful garden, playground & churches was a bonus too ..we enjoyed watching French Life walk on by. I would absolutely recommend this hotel for your stay in Beautiful Annecy.

Fabulous location, lovely terrace.
Only 2 coffee pods provided for 2 people for 2 nights. For the price of the property I would have expected to be able to have coffee on both mornings.

The spaciousness of the room, the comfort, comfy bed and beddings, staff hospitality and the terrace. I have stayed for a total of four nights in two bookings. The first booking was of 3 nights then the second booking was for 1 nights. The two bookings were separated by one night where I had taken a day trip to Charmonix. The first 3 nights was wonderful. But the encounter in the second booking was not that pleasant, because I needed to do self checkin with a machine for any arrival after 8:00pm. When I stayed for the 3 nights for first booking, the staff foretold me that any checkin after 8:00 pm there would be no one on duty and guests have to do self checkin with a machine outside the main entrance. They assured that once I key in the booking number and surname then a room key card would be spitted out from slot and there would definitely be no problem. And in case there is a problem I could call an emergency French number and then staff would turn up in twenty minutes to help. And in my case, things really went wrong. I arrived at the hotel at 8:30 pm. And I keyed in my booking number and surname (as pre-instructed before) but the machine said that there was a problem encoding my card and asked me to asked for front desk to help. But actually there was no one in duty at the front desk! I re-do the procedures for several times and was still in vain. And as a tourist I just got a French SIM card for data and I could not make French local call with my phone. Fortunately a French couple who were guests of the same hotel returned from
dinner and they were so kind to use their phone to help me to call the emergency number. After explaining for so long and that the French couple also talked to the staff on phone that the machine really did not work, then the staff agreed yo come back to the hotel to issue a room card for me.
When I booked the hotel, I did not know that there was this so-called self checkin procedures after 8:00 pm (after all, this is not an Airbnb, this is an 4 stars apartment hotel). This is my first time to experience that there was no staff on duty at all at the front desk at 4 stars hotel after 8:00 pm. The daily rate for the hotel room is not a cheap rate , 158 euros per night for a standard double room. Machine is machine and could have unexpected failures. It is very inconsiderate for the hotel to totally adopt this self checkin procedure after 8:00 pm (in particular it is still not yet sunset at 8:00 pm in May). There at least should have a staff on stay-in duty at night so that in case of emergency the guest(s) could press a bell and a staff could turn up immediately for help.
In my case this time, I was so fortunate to come across the French couple who helped me to call and to explain in French to the staff on phone. They also let me in to wait in the lobby rather than being kept at the outside. I eventually have waited for 15 minutes and saw the staff come back.

The property is nothing AT ALL like the photos. Was given a room overlooking a dirty alley and parking lot, complete with graffiti and workmen smoking, unzipping and pissing below my "premium balcony room". Run down are with homeless people on the other side.
No one at reception responded to our request for a room change. Once we saw what our room looked like, we went to the reception desk immediately to ask for a different room. Three staff members glared at us from behind a glass enclosure and refused to do anything.

Central locations
Not sure if it simply represents the market in the area, but everything was just ok'. Nothing special.... just 'vanilla'. Facilities very basic.... room basic.

The Apparthotel was perfectly situated. 7 minutes easy walk from the train and bus station and a few minutes walk to shops and the old town. Customer service at reception was very warm and informative. The room was small (Studio) and compact but we knew that when we booked. It worked for us. It had everything you could need for a short stay. Comfortable bed, well equipped kitchenette and table to sit plus good quality shower. Would not hesitate to stay again and recommend to others.
Very minor but the shower screen opens out towards the sink in order to gain entry to the shower itself. It is a bit of a tight squeeze to get past. It may prove tricky for larger people.

The location was excellent, being adjacent to a pedestrian zone. The hotel room was large and comfortable with two balconies. It was also quiet.
Minimal staff presence, but that was OK.

Location was great. Near everything. We were upgraded to a one bedroom apartment.
Toilet and shower was a bit small. Aircon was turning off by itself. We informed the front desk and they tried to fix it, but it still turned off.

The pictures on Booking.com don't do justice to the facilities. The room was bright and airy, big windows, very well renovated. The hotel itself is also very well renovated. The reception people were great and helpful.
Parking - This comment is slightly unfair as the street has limited space. They have only 10 parking spots for 52 rooms and there are car parks nearby. Yet the convenience of parking right at the door would have been appreciated.
Breakfast - Could have had a bit more options.

Nice room. Had a bath too which is very unusual. Bed not too hard. Very nice location - very central. Parking not tested.
For a €150/night room, they could have spent a few € on some breakfast muesli at Lidl. The breakfast options were really basic. One could go out of course but this isn't like Greece; it is hard to find healthy breakfast in France.

During my stay, it was an on going hotel renovation, so it was a smell of paint in my room, and air condition mode did not work, it was only operate in heater mode.
