The location was incredible and the staff were absolutely amazing and the extremely helpful.
The amenities were not only rundown but there were also hazards for eg a pipe filtering into the pool that 3 out of the 6 of our guests were injured to the point of painful bruising swelling.
The river that the property is situated on, whilst being extremely picturesque and serene, unfortunately caused severe rashes on all four of our children.
The room was completely unacceptable. For 6 guests they provided 3 small 300ml bottles of water a day.
I observed the cleaners not once in a week change the bedding, only to sweep it out with the same broom that they use for the bathrooms and other parts of the bull ant infested room which was unsettling with the children. Then witnessing the mattress under the basically see through sheet was the last straw, my children are sleeping on mould. One child was even left without a bed which was booked and paid for and never rectified. Stairs unstable throughout property, quite hard to navigate with children and luggage. We were unable to cook in our kitchen because it had no kettle, no water, a couple of dishes, bugs, mould and one cooktop that we weren’t game to use as the piping was pretty consistently running from the upstairs apartment into our kitchen. We weren’t sure what sort of matter this was.
TVs didn’t work. The furniture was beyond uncomfortable. The items were never re stocked eg toilet paper and other essential basic items.
We had to check out as all of our children were just to unwell from the property and we were met with intimidation, lies and guilt.

In reality, there are plenty of stairs and is too high per stair step, when it rain I even fall down as the floor is slippery due to algae around it. The hotel room does not have a proper lock from main door that means strangers can anyhow come into premises corridor. The bathroom is the worst of all, floor is super slippery, no proper hanger to hang clothes, door lock is spoilt. Many mosquitoes need to buy electrical mosquitoes smack from Alfa Mart (only they sell). I give up one day of our night stay, shorten the stay in this resort as it is really uncomfortable living here. The swimming pool water ain’t clean too. Staff are welcoming and friendly. So management need to do room upgrade because the interior is too run down. I will put up a YouTube video soon, you can search for this resort name. If you have elderly, young kids, pregnant wife, obese and knee pain, this is not a place you want to stay. It is cheap but I won’t risk my one more night staying here after my wife slip off the stairs.

It’s great location out of town yet close enough to walk, very comfy beds, and equips with kitchens and multiple bathroom and still traditional, second time here, lovely!
Furniture needs to have floor protectors as the room above made our last night unpleasant moving furniture around late at night as it was so loud in our room below.

Ani’s Villas location was perfect. We had everything at our fingertips. Even though we were on a very busy road the River below overpowered the noise.
There were a lot of stairs but after a couple of days it got easier and became a good workout.

Room was cleaned and bed. Made each day. I had water replenished each day.
The bug net over my bed was dirty. There were cockroaches in the bath room and the water from the shower flooded the bathroom floor due to poor drainage. I had a kettle and cups but no tea or coffee. The wifi was intermittent and I couldn't work from the premisis unfortunately.

The city centre is about 10/15 minute walking.
I liked breakfast too and in general eating with a nice landscape on the jungle. The restaurant is good too.
The room was basic but comfortable and big.
Very kind all the staff, which provides us with tours and a very polite taxi driver.
The bathroom needs some improvements.

The property was very surrounded by forest and a river separating it from a hike and temple (which is just next door from the front of Anis. Great vegan food around and cool shops. The staff were very accomodating and the rooms were clean with all that you would need. There are bike rentals just across the bridge which staff were helpful to suggest

Really enjoyed our stay here . Private rooms overlooking the pool and surrounded by lots of nature. Very good location - ten minute walk to the centre of Ubud and an easy pickup place for taxis and Ubers
The staff are so hospitable and friendly, I would definitely stay here again

The location was excellent - very close to Ubud market area, Ubud Palace and the Saraswati temple. The view was excellent with lots of greenery, hills, river and temple. The host helped us arrange for good location transport and packed breakfast on request.
There are lots of stairs with no option of elevator, which can be a challenge for kids and the elderly especially when it is slippery.

Pool was great. Location was not far from town, set away from main road. Kitchen was good to have. Beds were comfy.
Shower not very good. Not enough power points in room. Bath didn't hold water properly. Plug popped out when child half way through bath.

Also, can I super give high praise to the staff we (my family and friends) love the energy they all bring is just so welcoming and positive like being at home with our own family!

The location was good and a nice restaurant above the villas.
We booked for 4 nights, but left after two due to our room. It was very damp and musty smelling. The bed was damp and staff had put towels on the floor by a wall where the water was leaking. We were down the bottom by the river so this may have contributed to the dampness.
If it wasn’t for the damp, the room would have been perfect.

2 spacious bedrooms came with kitchen and a big living area facing green and a busy river, soul calming and tranquil. breakfast was ok. friendly and helpful service, 4 of us had in call full body massage with the help of front desk booking. the entire villa is lush greenery, with a beautiful swimming pool too. a high rating restaurant and bar is just upstairs.
suggest to use warmer lights instead of white in the villa, softer touch. drain stopper to the bathtub seemed to be an issue the water couldn’t fill up fully. all the rest were excellent.

Love the closeness to nature where the view from the balcony overlooking a temple, greens and river. Good size villa for a family of 4. The sound of the river flowing is peaceful and soothing. Locality is good, within walking distance to the Ubud Market, Ubud Palace and Camplung Ridge. If you appreciate stairs and greens this is a perfect stay for you. Good simple breakfast provided. The cafeteria, Little Talk is a nice place to chill and read. Staff are very friendly. Big pool to enjoy. Overall a pleasant stay.
The amenities really needs to be upgraded. The crickety old beds and old mattresses need to be replaced because they are very uncomfortable. The rooms have a strange odor that really cannot get rid off. Kitchen not equipped at all so cannot really make any simple meal. Very unfortunate for us, some animals (probably bats) came every night to pooped all over the dining table and floor (not the Villa's fault after all it is close to nature). It is good that the cleaner comes in daily to clean up. The whole unit is too dim at night especially outside the rooms. Cannot really hang out in the common area with the family or to do any reading after the sun goes down. Weak water pressure so showering takes longer. A lot of stairs to get to the villa and also out of the villa. Staff were so kind to carry our big luggages for us.
