About this apartment rental

This condominium offers all the comforts for a relaxing visit to the Smokies. The master bedroom has one king bed and the guest bedroom has two queen beds. The upstairs loft has one queen bed and a twin bed. Downstairs the living area has a queen sofa sleeper. The master bath has a step in shower and a large jacuzzi tub. The downstairs guest bath has a shower/tub combination. Upstairs the loft has a full bath with a shower/tub combination. Our fully equipped kitchen offers full size appliances including a dishwasher and microwave. All kitchen utensils are supplied along with glassware, dishes, silverware, and cookware. All linens are furnished. We also provide ample free parking.

Reviewer Comments: While the location of the condo was convenient to downtown, the condo itself was less than favorable. From dirty dishes in the cabinets, heavy dust on furniture to dirty sheets, missing lightbulbs and disgusting mattress protectors- it felt far from a clean place. We did address the bedding with staff and they were quick to resolve it but once you see the grossness, it’s hard to enjoy anything else.

The property could have been clean better, we found trash on the floor no dust pan to pick up the trash. The property could use some dusting like around the lamps and the curtain rods, etc. I would stay again and I would also recommend to other.

10 ladies from around the U.S. met and stayed here for our annual girls trip to a different location each year. Close to the main strip with a very scenic view from our balcony. Requests from office for items were filled with no problem. Plenty of parking and accommodated a friend who also had a small trailer with her. For those who go to bed early, the noise level was blocked nicely when the doors were shut from the night owls!! We did ask for a fan for those sleeping in the loft and a blade broke on 1st use. Would recommend this location.

The unit was suitable for our needs (short weekend trip, on a budget); however, there are some small maintenance type issues that probably need dealt with (mostly cosmetic- missing caulk, peeling and mismatched bathroom floor, etc etc) and some larger cleaning issues that could easily be improved upon (moldy shower lining, stained sheets on box springs, articles of clothing left behind from past renters, etc). We loved how easy it was to rent at park place, enjoyed the quiet pool, thought the nearby river was so beautiful, and were extremely pleased with the location (the new carpet was also a pleasant surprise!). Fixing those maintenance and cleaning issues would make this place top notch.

Overall, I recommend this vacation rental. Reviewer Comments: Condo 405 is an oldie but a goody! It could stand to be updated a bit as compared to condo 404. It is a bit dated and the decor is not lodge or cabin feeling as you would expect in the Great Smokey Mountains. The cabinets are older and the appliances as well. With a little love, this condo could be amazing. The bed was super comfortable in master and the unit was clean. It has had a few updates, new carpet and new couch and loveseat. The dryer did not work properly and would not dry our clothes. Fortunately, we rented the condo next door as well for our large family gathering and we were able to take our clothes there for drying.

It is a nice, clean place but the beds are very uncomfortable (I slept in the upstairs queen bed, the upstairs twin bed and the fold out couch bed). The listing shows bunk beds in the upstairs bedroom but the top bunk has been removed which could potentially be a problem for some who are counting on using it. The location is great and I loved the balcony over the river.

We have a reservation again for the same unit during the October clogging competition. The size of the unit fits our family very well. A few things were not 5 star. I was not given information on how to check in after hours, so I had to wait for another guest to appear who had a code for the box. I felt that the office should be open later than 5:00 on Fridays. If checking in after 5, be sure to ask for specific instructions for getting the keys. The dryer in our unit didn't work. The decor, especially in the bedrooms, needs to be updated and freshened up some.

Perfect location on the edge of Smoky Mountain NP and the fun of Gatlinburg. Close to hiking in the mountains and shopping in town. Roomy enough for everyone to have their own space. We had a DVD player that was broken and the manager responded quickly and brought us another one.

This year we rented the three bedroom/three bath condo on the fourth floor. We paid about what we would normally pay for a regular hotel. Full size kitchen and dining area are wonderful if you want to catch a quick bite in the room before heading out to the attractions. Our personal favorite on both trips was the balcony over the river. Talk about relaxing! The room was clean and comfortable and this is becoming one of our favorite places to stay due to its location in Gatlinburg. The staff was excellent too. Everything presented that down home feeling. Loved it.

Overall, I recommend this vacation rental. Reviewer Comments: This is our go to place when we come to Gatlinburg, Tennessee with family. Very close to the National Park And one block from the main drag. All units have balconies over the river which makes it very peaceful. The Grandkids loved hanging out in the loft and the pool. We were able to walk to all the restaurants we went too. Our unit was very clean and somewhat updated. Very comfortable. There were a few maintenance issues this time. The dishwasher didn't work very well. Had a hard time with the shower door in master bath. The screen was missing on door to patio from the living room. Also the patio furniture needs replaced, very uncomfortable. All in all though we had a great time.

Reviewer Comments: The unit had nice dark living room furniture and a solid wood eating table. The problem with this unit is the kitchen has very little. There were about three forks, 2 coffee cups, no utensils for flipping eggs or stirring sauce just really could not cook for 10 people in this kitchen. The laundry did not work so we could not dry our towels and such. The faucet drips continuous in the master bath and the shower door in the master bath is about to fall off. The upstair bath needs a kit put in the toilet as it will not flush unless you hold the flip down inside the tank and the tub doesn't drain well. The king bed is good but the rest are in bad shape. Luckily we rented the unit next door as we had a big family so we mostly gathered in that unit. We had stayed in another unit on this property that was very nice so I don't understand why this particular unit is in such a state

Reviewer Comments: I love the view on the balcony and the fact that we can get 12 people into one condo. However the condo wasn't clean - the carpets needed to be vacuumed, there were dirty hand prints on the moulding around the bathroom door, dust in the corners, stains on all of the linens, very uncomfortable mattresses, and the sofa pulls out into a bed that is so uncomfortable, it can't be slept on. I understand that the rooms are cheaper, but the rooms should be clean and comfortable. I'm not complaining about the decor or amenities... just overall comfort and cleanliness
