Well situated for St Bees's shingle Beach and the Railway station (on the Cumbrian Coast Line) is even closer. Head down to the end of Sea Mill Lane and jink right through the narrow arch under the railway for a quieter, and at low tide, sandy, beach. Host Will was ever helpful, nothing was too much trouble. The room was wonderfully warm (in January), very comfortable beds in our room and we had the unexpected bonuses (for a B&B room) of a microwave and a fridge.

Parking great, location for our needs was great.
Bathroom was good, clean shower, toilet, sink and plenty of towels.
It’s personal preference but the bed was far too soft for me. Could do with some hanging space or storage in the small room and maybe a long mirror. Not so much of a problem for a 1 night stay.

Fabulous personal service. Comfy and cosy. Even added a Xmas tree to the kids room which they loved. Perfect location too. Host couldn’t do enough and nothing was too much trouble.

I did my booking without any problem and when arrived to the hotel, it was closed. Nobody was there so I had to find another accommodation. Awful. Bad professionals.

No availability of a breakfast ( I was advised though, of another place I could go to). Testing of alarm systems went on for some time. I felt some warning could've been given.

Will was lovely and friendly! Everything we needed, air fryer was a great addition. We took 3 children and it was lovely and cosy for them. Really nice food pub 5 minutes walk from accommodation.

Dogs attacking and biting at my leg/boots, dogs are NOT FRIENDLY. WiFi was poor there was a TV but unable to watch due to poor WiFi, rooms were not clean dust and cobwebs everywhere, shower run hot and cold when in it, when booking said there was breakfast optional,wasn't offered or made aware of where this was by anyone when arriving by or leaving, girl on arrival was not welcoming. Towels very small and not soft. Magazine in room was from 2022. Hairdryer old and greasy wouldn't use it . Stayed only for a night thank god wouldn't want to stay longer. I would not recommend this place to anyone, don't understand other reviews apart from they must be from family or friends.

If you have audio and footage you will have clearly seen and heard I was very frightened of the way your dogs were. I didn't know it only had 4 teeth lol. I did not push your dog i was merely trying to walk but couldn't.I stand by my review, I don't like giving bad reviews but on this occasion I felt it needed and going by your response which is very unprofessional making me out a lier is bad form. There was more bad things I could have added and it wasn't because of the booking as I know that fault was my own.

Excellent breakfast, though I should really not have ordered it as there was far too much! A great breakfst though for those setting off on the Coast to Coast walk.
The host was cheerful and friendly and very helpful.
I felt apprehensive of the owner's dogs which roamed the yard which you had to cross to reach reception. They weren't obvious anywhere else in the accommodation though. I'm also glad they were there to hoover up the remains of my breakfast.

Great location near to the local pubs and convenience store. Short walk to the beach and amazing cliffside views nearby.
The fridge provided didn't keep a 1pt milk cold, but was suitable for fruits and ham for a short stay.

2. Prefer to sit on a chair when to eat and drink, rather than the beds.
3. No where to hang various outdoor coats, rather than inside the wardrobe.
There should be a closer reception point at the property, rather than around the back trekking past turns and washing lines, looking out for lose owners dogs.

We had a wonderful stay here and couldn’t recommend it more. The rooms are very modern and recently refurbished, with comfortable beds and lots of thoughtful touches such as toiletries in the bathroom, tea/coffee with milk, and a handy kitchenette equipped with a fridge, microwave, and kettle. The breakfast was absolutely delicious and set us up perfectly for the day.
The owner was extremely friendly and welcoming, making us feel right at home from the moment we arrived. Free parking was a great bonus, and the location was ideal — just a 10-minute walk to the seaside and around a 40-minute drive to Scafell Pike.
Overall, it was the perfect base for our trip, and we’ll definitely be coming back again!

Very clean and tidy. Good shower. Nice, big, comfortable beds. Friendly and helpful staff. Plenty of towels. A room with character and charm. We were travelling to Scafell Pike from this guest house, and it was an easy location to do this from.. took about 40 minutes.
Would have liked to have had a hairdryer in room. Although, we were given one when we asked. Our shampoo was empty in the shower. There was no blind on the sky light, so we had to cover it with a towel. Fridge in the kitchenette would be helpful.

Lovely location in St Bees. The beds were comfy (although I had to use 4 pillows at once they are so flat) and friendly staff. I found this place to be good value for money.
Quite a strange set up with large barking dogs out in the yard, which made it a bit intimidating to walk through, and they also woke us up early in the morning. No vegetarian breakfast but I was still charged full price for the meat breakfast with all the meat items removed.

It was great to have off street parking available as the property is on a single lane road. The room was nicely decorated and it was great to have a small fridge in the room and a kettle. Nice and close to a local pub for dinner (best to book in high season) and there is a wonderful Cafe at the beach for day time treats and tea.
The shower was a little 'hot and cold' but that comes with an older building and the quirks of their plumbing.

I liked the very comfortable room, the furnishings and en suite. The barn itself was lovely and felt like home. The owners were very friendly and helpful, nice to have a craic with, and I liked the dogs!

I did nt like the fact I was phoned up Saturday morning telling me there was no Room for me due to booking .com error .
I was driving some distance alone and had to stop and book elsewhere. I tried to use booking.com with my genius discount and the system would not allow me in
