Located in the Woodland Valley, the house is minutes away from the town of Phoenicia, Woodstock and the Belleayre Ski Center. And 35 minutes from Hunter Mountain Ski Resort and the town of Tannersville.
For the adventurous: Hiking trails exist throughout the Woodland Valley as well as Fly Fishing.
For the weary: The Emerson Spa and Menla Retreat will recharge your batteries.
Cabin Rules:
• MAXIMUM OCCUPANCY: 4 GUESTS. 4 adults or 2 adults with 2 kids. No Events, Weddings, Film or Photo Shoots without prior written approval. Entertaining groups larger than 4 is not permitted. For any unexpected reason you are planning on having more guest than you booked for. You will need to check in with us first. We do not allow a certain amount of guest at the cabin.
• Check-in is at 4 pm & Check out is at 11 am. Early check-in or late check-out is usually allowed as long as there aren't guests checking in or out. Please confirm with us before making any plans.
• If you plan on inviting more guest to sleep over, other than our agreement of accepting your reservation. Please let us know ahead of time. There is an additional fee, after 3 guests. This has been a little problem with previous guests. If you fail to register your guest with us, it may lead to a termination of the reservation and you will have to leave the property ASAP. And you will lose your payment. We strongly encourage you to notify us. Just because the cabin can sleep up to 5-6 guests, doesn't allow you to invite more guests for sleepovers. We offer these beds as different arrangements.
• Children: Our Cabin is not childproof. You are 100% responsible for looking after your kids. Especially, while the wood burning stove is in use or playing outside next to the stream. If your kids destroy or break anything, you should let us be aware so we can resolve the situation.
• Vehicles: 2 cars maximum can park on the driveway. Additional parking is on top by the road.
• Strictly NO smoking in the house.
•Please do not flush anything other than toilet paper down the toilet. All other items will clog the septic system.
•All the countertop, kitchen appliances should be off and unplugged. Make sure the stove/oven is off when you leave.
• If extra cleaning is necessary after check out (stains on linens, couch or too much dirt in the kitchen or other areas) an extra fee will be charged. This includes a sink full of dishes.
• STORM/OUTAGE POLICY: Prepare yourself with a 4X4 vehicle during winter months, which often have heavy snowfall.
• PET POLICY: NO Pets allowed. Some of our guests are allergic to dogs. If you show up with a pet without our approval. You will have to leave the property ASAP.
• FIREPLACE & GRILL: Guests are responsible for brushing outdoor grill clean and indoor fireplace of debris for next usage. Fees may apply if these are not cleaned properly. We do not supply you with charcoal. The firewood at the property is for our personal use. If you would like to purchase firewood from us, that can be arranged. You are 100% responsible for your kids, Please make sure they are aware that they shouldn't get to close to the woodstove while in use. There is no guard screen.
• Please do not re-arrange any furniture. In-door furniture should NOT be taken outside.
• OUTDOOR FURNITURE: Cushions should be placed back into storage bench and should not be left out at night. The umbrella should be closed every night and left closed once you check out. (During the summer months)
• TRASH REMOVAL: Trash must be taken to the green dumpster by the road. There is a pathway behind the shed that leads to it. During the Spring-Fall months. The dumpster will be locked to prevent the bears from getting into it. The key is attached to the house keys.
• Recycling: You don't have to separate the garbage and recycling, the garbage company does that. ( Or this is what I been told)
• Books and Contents: Should be left in the house.
• Please leave the house in the condition you found it.
• If you break or stain anything, it would be nice to let us know. Rather than letting us find it missing or damaged.
