About this house rental

Summary:
Welcome to Abeni House, our stylish mountain retreat. Here you can relax in the six-person hot tub or cedar barrel sauna after a day of exploring the glorious Catskills.
The spacious & recently redecorated living area is a perfect space to unwind. On cool nights you can fire up the wood stove for an especially cozy vibe.
The sizable kitchen includes basic amenities to cook a delicious meal which can be enjoyed on our reclaimed wood farmhouse table or bathed in the natural light of the sunroom.

The Space:
Abeni House has three bedrooms which includes the main bedroom on the first floor with a queen bed and adjoining room with two twin beds. Upstairs there are two separate bedrooms with queen sized beds.
There is one bathroom with a separate soaking tub and oversized shower.
The living area has a large couch and ample seating, smart TV, and large dining table that can seat up to ten.
The kitchen is spacious and is stocked with basic amenities, including coffee and tea which can be enjoyed in the sunroom.
In the back of the house there is a newly installed six-person hot tub which is designated for guests of this house only. On the large shared lawn there is a cedar barrel sauna that is shared with guests of the other two properties.

Guests are welcomed and encouraged to hike around and explore our seven acre property. Take a walk up the hill to the private pond fed by mountain water and bask in the views.

Guest Access:
This is a private house not shared by any one. There is a separate driveway which is shared by the guest house. There are two other properties which share the yard and the cedar barrel sauna.
The Abeni House is one of three units on our seven-acre property which you are free to explore and enjoy year round.

The Neighborhood:
This is a private neighborhood with year round residents, so please be mindful to respect their peace and quiet.
We are walking distance to The Pines restaurant and bar, minutes away from Phoenicia, and about 25 minutes away from the famous town of Woodstock, where you can find fine dining, shopping and some amazing art displays. We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do.

Getting Around:
There is a bus from Penn Station in NYC that will drop off near The Pines restaurant which is a short walk to the house. Having a vehicle may be preferred as there is no other mass transit nearby. There is a private driveway with included parking. Uber is available for short trips in and around town and back, though please keep in mind that drivers late at night may be difficult to find.

Other Things to Note:
Please note we do have a pet fee of $50 per pet under 50 lbs. Let us know how many along with type and weight. Pets are not allowed on beds nor furniture; any signs of pet hair as such will be assessed additional cleaning fee.
Also any furniture that are moved around and not placed back to original location, will be assessed additional fee.

We provide one bundle of firewood per stay; each additional bundle is $15.

Our check out time is at 10 am. Any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight time schedule to deep clean and sanitize for the next guest. We may be able to accommodate an early check in or late check out for $25/hr if arranged ahead of time.

We ask that you not leave food outside or on the grill as we do have very curious animal neighbors.
Also note the yard is not fenced in so ALL pets should be on a leash or supervised at all times carefully. We do have some wild life that may harm your beloved pets (this has never ever happened, but we like to air on the side of caution)

Our Wi-Fi is very strong. We have had many guests work remotely on multiple devices with NO issues.

PLEASE NOTE
Our water comes from an underground well which is filtered on several levels, though at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.

I enjoyed my stay despite losing internet due to a bad storm. The host was pretty responsive. Please keep in mind the house is about 15 mins outside of downtown Woodstock. The home is super spacious and warm my only fall out is the bathroom shower pressure was very limited and did not get super hot.

The place was close enough to Woodstock and surrounding areas to drive 10-20 minutes in each direction. My boyfriend and I wanted a relaxing couple of days away. The hot tub was great. Easy to access with privacy ( the property is shared with other rentals but we only saw our neighbors once) The sun room was gorgeous in the morning to sit and have a cup of coffee and relax. Good backyard to let our dog run a bit. And surrounding area beautiful with creeks and nature. Good sized home if you wanted to come with family or friends as they had bedrooms upstairs. We stayed on the main floor. The kitchen had some plates, cups, pots and pans although we only used the coffee maker in the morning. The rest we ate out. But good for a family if you wanted to cook in a few nights. Some negatives- I was looking forward to soaking in the tub, but with some stains it was not inviting and did not use. The shower curtain could be replaced as the bottom had mold. The bathroom was clean otherwise! The shower head was a mist at best… hard to wash curly hair, ladies. The heat was almost too good as we roasted during the night. We had a hard time getting some of the lights to work in the hallway and kitchen. The overall place was clean, bedsheets, fresh towels, etc. I think it just could use some simple updates such as patches in the ceiling, window screens without holes, and a new lock for the back door as the screen kept flying open. Overall we enjoyed our stay for the 2 nights we were there.

This place was pretty true to the listing. it had great space, and the Catskills are beautiful. It was okay for a weekend. It wasn’t the worst place I’ve ever stayed, but it’s not worth a repeat visit or a recommendation. There was minimal communication between the host and us, not that we had any emergent situations but I had to request information regarding the property prior to our stay. They were friendly and efficient, I wish there was just more info given on the property/cleaning and trash procedures/house rules. The cleanliness of the property was quite disappointing. There were dirty, unwashed dishes in the kitchen and mold in the bathtub that made it unusable (basically straight mold came out of the spout). The shower only has a “mist” function so it made showering hard and washing hair impossible, and there is only one bathroom so there is no other bathing option. Half the lights in the home didn’t work, and we were using phone flashlights in the kitchen in the evening. Despite being in the middle of a cold front with about a foot of snow, the heat in the home would not go above 63 even when we remained inside for a full day. The wood burning stove in the home is lovely and provides a lot of warmth, but having to pay 15 a bundle of wood in a home that already had inadequate heating was undesirable. I’d go back to the area, but definitely not to the home.
