Parking situation is very unusual, wish we had known in advance that we needed to got to the East side entrance, talk with the guard and then be driven to the hotel by cart. Would have saved a lot of confusion upon our arrival.

Gorgeous setting with unforgettable views - with a bit more polish, it would be perfect.

The location was perfect, right in the heart of Perast. The building itself is stunning and very clean, with lots of character. The view from our room overlooking the Bay of Kotor and the two islands was absolutely breathtaking. The pool area is also very nice and relaxing, perfect for enjoying the surroundings. Breakfast had a nice variety, and most of the staff were friendly and welcoming.

There were a couple of exceptions to the otherwise friendly staff, particularly during breakfast service. The gym is very small and uncomfortable to use, as the floor is uneven and slopes like a hill. The breakfast system also felt messy - you seat yourself without guidance, and it often required asking repeatedly to get attention for ordering à la carte dishes or even coffee.

Breakfast had a good selection, but the scrambled egg was often cold. Great service in the room with plenty of bottled water provided.

Magical, with stunning fjord views, delicious food, lively evening music, and charming town strolls

Our stay at the Heritage Hotel was truly unforgettable. Nestled amongst the breathtaking fjords of Kotor, the location could not have been more perfect. From the moment we arrived, we were captivated by the charm and beauty surrounding us. Breakfast each morning was delicious, and the restaurant’s cuisine impressed us just as much in the evenings. The live music entertainment at night created such a magical atmosphere, making our dinners even more memorable. We loved strolling through the enchanting town of Perast after dinner, soaking in its old-world charm. One of the highlights of our trip was the short boat ride to Our Lady of the Rocks—a perfect spot for family photos. We also couldn’t resist stopping at the little ice cream stand right in front of the hotel, which was a delightful treat on warm afternoons. Our room (#1308) had a view straight out of a postcard—calm, sparkling sea framed by the mountains. We enjoyed plunging into the sea right from the tanning deck, and the outdoor pool was perfect with its serene sea view. Even better, the indoor pool was surprisingly larger and more splendid than the one outside—a wonderful bonus.

If there was any downside, it would be that the mattresses were quite firm and not as comfortable as we’d hoped, and the room cleaning service was a bit slow when requested.

Pure relaxation

Absolutely perfect for a solo traveler like me! This hotel is a hidden gem — ideal if you’re looking to disconnect from the noise of everyday life and reconnect with nature. It’s incredibly peaceful and silent, surrounded by stunning landscapes. Every corner of the hotel holds a sense of history, which adds so much charm and character to the stay.

The only thing that was upsetting was the absence of the in-room dining or any restaurant open during the day. I really didn’t want to dine in the restaurants nearby or drive to Kotor to find a decent restaurant.

Not a 5 star experience, we would advice to try a different hotel

The reception and driver staff was very kind and helpful. Large comfortable room (though placed quite distant one the roof - with no view) and good breakfast selection and offer. In the evening there was a performance of traditional Montenegrean singing and dancing, this was a good entertainment and introduction to Montenegrean culture. The location in the middle of Perast is great as well. But besides this, we found the whole property dated and not up to expectations.

In general this was not a great experience. Maybe the hotel simply host too many guests to deliver a good experience. Many facilities appeared old and unkept. The outside pool area was very dated, with too many old squirky sun loungers squeezed together and old lemon colored towels. Not high quality all all. The deck was broken and dirty. At the outside pool area we waited very long time for a waiter, and after this waited another long time For our food to arrive. Already 9 in the morning guests had placed hats and books to get a chair and for the rest of the day chairs was almost impossible to get a chair. The pool boys did not pay attention to people leaving and towels, dirty glasses and placed was left without making room for waiting hotel guests. If you booked this place for access to the beachfront - like we did - you will be disappointed. Most interiors appeared low quality and dated. The whole property needs a proper refurbishment to meet quality expectations of a 5 star hotel.

Fantastic hotel very glad I stayed there.

What a beautiful hotel situated right in the middle of Perast on the sea front. The location is superb, the staff friendly, we were upgraded to a fantastic room overlooking the bay which was tastefully decorated. There was evening entertainment before dinner. I am really glad I booked this hotel for the few days we visited.

The service speed and accuracy for breakfast order taking needs to be improved. The staff need a bit of re-training.

Overall I very much enjoyed the stay and it is a very comfortable and beautiful space.

The breakfast was good but I felt the fruit and juices were not the best quality. I wasn’t a fan of the sausages or eggs either. I thought the regumare restaurant food was much better.

My room seemed to have some poor air at times. I thought it smelled like exhaust from a generator or big AC unit.

Grand stay on the waterfront.

Location and beauty of the property! Staff was amazing - Tanya at the front desk was esp helpful and went out of her way to ensure I had everything I needed. Breakfast was also especially great. And the courtyard was a really lovely place to relax.

This is not a 5* hotel. The view and location are stunning but the customer service is poor and considerably below what you would expect for the star rating and cost. I was offered a refund after sharing feedback but this was never given. Multiple requests from management to 'talk about my feedback' instead of leaving me to enjoy the break, it was exhausting.

Best hotel in Perast

The best hotel in Perast. The view of the bay was stunning. The staff were friendly and helpful. The spa facilities were excellent. The room was huge and very comfortable. The breakfast was great. We even had an evening meal whilst the sunset.

The heating couldn't be switched to cool, but the staff said to turn it off and open the window and that worked fine as the location is so quiet at night.

Exceptional Stay with Great Service and Excellent Amenities

I had a fantastic experience at this hotel. Despite it being the beginning of the season, the staff was incredibly friendly and professional. Every meal I had, especially breakfast, was absolutely delicious. Aleks from the restaurant team was exceptionally attentive and outstanding at his job. The view from my room was the best I’ve had in Perast so far. Although the weather was occasionally rainy, the hotel’s spa and indoor pool were more than enough. Will definitely be coming back!

Was good, but not able to swim in the sea makes my experience not perfect.

The sea was closed. Every single day was a red flag, when u pay so much money at least u expect to swim in the sea. But because it was closed all the time we went to a beach club and pay there to swim in the sea.
