Generous and tasty breakfast was included in the room. We booked a fan room and were offered an upgrade on arrival for AC (which we declined and were comfortable enough with the fan alone). The room was very basic but served its purpose for a two night stay in Chiang Rai. The team were friendly and smiley. The location was quiet and within walking distance of the Night Bizarre and adjacent market.
The cleanliness of the room did leave something to be desired, bathroom especially. Fittings and fixtures in the basic room were fairly tired. It would not take a lot of money or effort to elevate this experience.

Nice location, fixed breakfast- salad, fruit and egg ( fried one day, scrambled the other 2) good choice of bread, orange juice and tea/ coffee.
Room a bit small, local wildlife very noisy all night, so sleep was interrupted, no safe. Parking sometimes difficult to find. No lift. Room not cleaned during the 3 days,
