Amazing attention to detail. Quiet property. Best.

Location is close to public transport and Mestre main bus/train station, supermarkets, pizzerias and cafes, clean towels, daily cleaning. Room is spacious, common area has fridge, microwave and enough glasses, plates, cutlery. It is an excellent base for exploring venice, apart from the below issues.

Very bad soundproofing, you can hear the discussions from the downstairs restaurant. In one evening they played very loud music until past midnight which forced me to call 112 to get some quiet. Poor security overall, despite the owner giving us 3 keys, none of the doors (front gate, building gate, door to common area) actually required a key, apart from the room itself. The owner overcharged city tax. According to venice city hall children under 10 should be exempt, but he refused to refund the money. Its not about the amount, but the very poor attitude. Booking support have not answered either until the writing of this review.

It was very noisy during the night because outside there is a restaurant with outdoor terrace. It was cold om the room.
