Great location close to Coliseum, 5 min walking distance, clean room, quiet which is important, definitely i am back soon

The staff were great--wonderful communication, very friendly, they let us drop off our bags early so we could explore Rome. Wonderful location in Monti, steps away from Santa Maria Maggiore--visit this church at 7:30 am after a quick cornetto and caffè at a nearby bar, you will have it almost to yourself. Tonnarello restaurant is very close, also Tempio di Mecenate.
The breakfast was just some cookies in a jar and instant espresso power, with a tea kettle. The bed was OK, the pillows were somewhat flat and dense--I was OK with them but partner not so much There is an A/C unit, but it really didn't cool the room (it was set at 18 C but didn't seem to do much).

The host was amazing and communicated well. She went above and beyond. With the window open at night it was very comfortable. The shower was cold but it did feel good after a hot day walking Rome.
I couldn’t figure out if the AC worked.

Douche and hot water : sometimes cold water turns into hot turns into warm turns into hot Douche head was replaced on 2 and day. Issue with hot water remained. Télévision- issues with image Owner continue to argue she is right and that there are no issues
