Great quiet location close to the main roads in and out of Inverness. fabulous grounds for dogs, and even towels provided in the porch entry if they got wet or mucky. I was delighted to see a dog poo bin had been provided as there wasn't one when we last stayed. Large and comfortable room, with table and chairs. Tea, coffee, water and biscuits were nice touch and a fridge in the room was very welcome. Everything was comfortable and clean. The staff member who greeted my partner was friendly and helpful. Our second visit, and we will be back
The only thing missing was somewhere to hang things, even a clothes rail would have been very useful.

Really easy to find the room size was amazing took our dog with us so walking him round the grounds was very easy really nice touch with the porridge pots great start to the day as it was a drive further up north would definitely stay again

We booked a Superior Queen room and were highly disappointed with the facilities. The pictures of the Queen rooms were extremely misleading; the room did not have the advertised furniture, the bathroom was disappointing, there were no where to place/hang clothing, the room was constantly freezing, even with having turned up to maximum. These conditions resulted in ill health at a very unfortunate time.

Not mush to like about this property
Did like the way he spoke to me on the phone when I call to make him aware that there was two men in the room and he give us a double bed to share. Told me I had to go back on and pay for other room for the other person who was with me told him to bring a single bed or mattress into room for us. Told me it would cost me £35 so ended up paying extra money for extra room. To sum it off didn’t have kettle or out to make coffee

Loved how peaceful quiet it was! Very easy to check in and was definitely the comfiest stay away from home we’ve had! Would highly recommend staying here especially if you’re brining along a furry friend. There are dog towels upon entry to wipe off thee feet which I thought was a great idea! Such a brilliant stay, we will definitely be back.

Very informative host. Gave us all the instructions we needed for accessing the property and room. Nice porridge and biscuits. Very comfortable beds. Room had everything you needed. Big TV. Wifi was good. Very happy night.

Beautiful location, and lovely clean, spacious hotel and room also ! Room was soo big and spacious with lovely ensuite. Self check in was super easy and we had a lovely relaxing stay.
We were celebrating my husbands birthday and staff went above and beyond putting up birthday decorations and balloons for us in our room as well as mini cakes and candles and a birthday badge ! A special shout out to Sev and Andrew 😊

The room was lovely and comfortable. There was complimentary porridge, biscuits, tea and coffee. The bed was very comfy and we both slept really well. I have stayed here a few times over the years and have always enjoyed it.
It can get noisy as the room is right beside the front door. The room was overall clean but certain surfaces in the bathroom and the room itself were a bit dusty. The fire alarm went off in the early evening, it was activated by steam from one of the showers upstairs, this was fine as hosts were responsive to questions via the phone. However, no one seemed keen to attend the site to check all was ok but happy for guests to reset the panel. I understand the house is no contact but felt that someone should have at least popped out the check all was ok.

Outside of property looks very run down - not as the image on Booking.com - we were quite worried as to what the interior would be like.
Actual room was much better than the outside appearance. The room was clean with nice bedding and towels, but paintwork could do with a refresh and bathroom floor and grouted areas need some attention/deep clean.

The bin hadn't been emptied and was full of old cigarette packets which left the room stinking.
The shower was covered in black mould, some of which was just on the wet wall and could have been cleaned off
The place hadn't been hoovered.
I did let them know but nothing was done to help me during my stay.
The room is pretty tired but that in itself is not a bad thing for me if it is clean.
I picked this place as it was rated as clean so I found that it being pretty grotty was very disappointing.
Would be fine if you just want somewhere to stay for a night out.

Very quiet, good for parking, very comfortable bed, nice big shower, in nice garden surroundings, no staff onsite generally, so no breakfast facilities which we already knew, but it has tea/coffee making tray in the room.

Not much, except the calm of the location, in a nice garden, and relatively comfortable beds.
This stay was a major disappointment. This is NOT a hotel, despite what the listing claims. It’s a self-check-in house with individual rooms and zero services: no reception, no breakfast, no assistance – and no room cleaning during the stay. On arrival at 5 pm, the only person around was a cleaner dragging out overflowing garbage bags – hardly a welcoming sight.
The photos are clearly outdated. The property is run-down and unclean (see photos). We were put in a wheelchair-accessible room we never requested – likely the worst in the building. The bathroom was ugly and neglected, with a broken showerhead that faced the wall and a dangerously faulty tap.
No wardrobe, no storage – just a small desk and pillows dumped in a plastic bag on the floor. Walls marked and damaged, the windows and garden access were filthy, covered in long-neglected spiderwebs. Hygiene and upkeep are seriously lacking.
“Luxury toiletries” amounted to two generic soap dispensers. The only redeeming factor is its location a few minutes from the city – but that in no way justifies the price or the deceptive presentation.

We all loved the facilities and then overall cleanliness of the entire place, the freedom of having your own rooms and just fitting all of you in there yet it felt like a home, we all loved it so much.

Location was good, rooms comfortable but tired looking
I phoned the property 3 months in advance to specifically requested a disabled access room, thi was assured by staff on the call, yet not available when I arrived, I had to find alternative accommodation and pay for the only rooms left in town. It was very inconvenient and left me in a difficult position, it was after 8pm and my elderly mother was flying in from a 48hr journey and we had no room!
The staff I spoke to did try and help finding alternative rooms, but was neither apologetic or understanding of the situation they had left me in. The accommodation he found was not appropriate either. I had to ask for an apology. He did make sure we had the correct rooms for our second night, however we were already £700 out of pocket , which they have not offered to refund.

THe property is located in a very quiet area, closeby a few walks, it's nice and calm and neighbors are all friendly. It's a pleasure to just chill in the beautiful garden
There was no breakfast (clearly written by the property, so not a surprise) and we underestimated how "far" everything was (just a few minutes by car, nothing dramatic, just be mindful of that)
