Very close to everything including the beach walk and Icon mall
Breakfast very tasty
Down a little lane so away from noisy traffic
All good but pool rather small, more like a plunge pool

Stayed for 1 night on the ground floor at room#1, which is located just off the entrance of guesthouse. You could hear the busy traffic in the early morning to late afternoon.
They need to replace their towels as it can't be used any longer (thin & holes) & the same with the curtains at the main door.
It looks tired & total refurbishment
The positive side is friendly staff.
The noise & busy location.
The room condition looks tired & dull.
