We had a lovely couple of days here and would definitely stay again.

What More Could You Need in Warkworth!

This is one of the best places we have stayed in. It was in a perfect and gorgeous location, it had absolutely everything thing you could possibly need and the hosts were so lovely, providing a fabulous breakfast of our choice. It was summer when we stayed and there was a super deck for al fresco dining. The bed was huge and awesomely comfy. All super clean and well maintained. Would go back in a snap - but imagine many people now know about this gem and it will be very well booked out so if you get a chance snap it up!

A lovely cottage full of charm and character, beautiful garden and outdoor room. Bed was great and the breakfast was fabulous. It is just off highway so a superb overnight stop when travelling south

Comfortable caring and thoughtful in every way - made this a great stay

The owners attention to detail was exemplary and the most important aspect for me is the bed - it was massive and very comfortable - this is not often the case in many other places of accomodation. I would return simply for this. Very generous with hospitality and consideration for so many small and thoughtful details about the place. The owners may want to consider lifting the prices for a night's stay as it was excellent value for money.

The only detraction - which couldn't be helped - was the situation of the cottage we were in near the main road which meant that you could hear the traffic from time to time (particularly when outside) when it was busy. In such a created serene environment we wanted to appreciate it all without having the vehicle noise interfere. Double glazing of windows could be considered?

Perfect break away from Auckland

We had a wonderful night here. The host was incredibly friendly and even called to arrange our arrival. We had everything we needed plus some extras like a shaving set and shampoo. The fridge was stocked with complimentary cookies, chocolates, orange juice and milk. The bed was incredibly comfortable and everything was spotless and quiet. The garden view was simply stunning. To top it off, the freshly made omelette and scrambled eggs in the morning made our stay truly special.

Amazing place and facilities

A home away from home. Lots of attention to detail. Everything was there. Loved the decor. People were amazing. Lovely touches with the chocolates, lollies and biscuits left. Breakfast was amazing they cooked us whatever you wanted and there was plenty. It was delicious. I would highly recommend. Great shower and comfortable beds with a beautiful garden.

A one night stay but wished it was longer

What a Gem!!!! They have thought about absolutely everything, there is nothing you won’t find in the cottage, from a plaster to a jug of juice in the fridge along with a beautiful cooked breakfast delivered to your door in the morning. It’s on SH1 so suited us on our travels. Would 100% recommend you try this place and I wouldn’t normally offer recommendations but it is excellent value for money and you will not be disappointed

Superb accommodation with great hosts.

Wonderful place with everything you need. Comfortable, spacious and full of extras like slippers, bathrobes, loads of spare towels, juice in the fridge. It was exceptional. Lovely breakfast provided and very friendly hosts.

The only thing was that it is on the main road and, therefore, a little difficult to exit if turning right. No big deal though.

Everything you would need for a proper Air BNB EXPERIENCE!

As soon as we got there we were met with such accommodating hosts who had the room in such pristine condition. The room felt like home as soon as we walked through the doors. We were visiting for hidden valley festival and left our transportation to last minute, so was unable to find a way there due to everything being booked, but Annie’s husband Peter was so kind enough to drive us, a massive detour which we were so greatful for. These people are definitely worth supporting and provide everything you would need for a proper Air BNB Experience! Couldn’t fault it, we were sad to have only been staying one night!

Wow what’s not to like. Beautiful antique filled cottage. Garden room with vista of a magnificent the manicured garden, plenty birds and flowers. Breakfast was a feast, full breakfast for me, pancakes for Rob. Selection of teas, well that was it for, Lady Grey my tea of choice, I recommend anyone staying with Annie & Peter

Very nice and underestimated BnB

Great B&B, very comfortable and stylishly furnished. And the breakfast was an absolute dream!! We loved it very much. The B&B is right next to a main road but you hear the traffic just a little bit during the day and it wasn‘t disturbing.

Incredible retro charmer.

Lots of really interesting curios in the apartment. Antique themed. Lots of books, games, TV options. Fridge stocked with chocolates, licorice Allport, biscuits, jug of fresh orange juice. Lots of tea options, s Nespreso machine. The most amazing breakfast options. Bacon and eggs divine with a hige platter which included mushrooms and fried tomatoes as well. Stunning garden outlook.

Lovely Gem

This house is absolutely cute and lovely — it has everything you could possibly need! The host is so thoughtful, providing generous snacks, juice, and drinks. Peter's breakfast is amazing, just like last time. This is my second stay here, and it’s just as wonderful as the first. They also have a cute renovated van as an add on if travel with family, theres a cute little craft shop you should check when you on the premises Highly recommend to anyone looking for a cozy and well-equipped place!

Annie’s B & B has everything you would need for your stay, they have thought of everything. Lovely friendly hosts nothing is too much for them. The breakfast was excellent and the cottage was very comfortable and cosy and the garden was a tranquil place to sit and enjoy a glass of wine.

Clean, comfortable with everything you could wish for a pleasant nights stay. The cabin exceeded our expectations in every way. The huge comfortable bed felt luxurious. The ambience & all the little small touches made for an amazing stay. Then came Peter with his amazing breakfast for 2 … absolutely phenomenal, well done guys for excelling in the bed & breakfast category. We have used bnb all over the world, this was first class customer service!

Perfect combination - comfort, price and value.

Perfect welcome by a lovely couple into a cosy cottage with everything you need, lovely outdoor space to eat or just sit, great bed, really comfy. And a cooked breakfast is included in what is already a great price. You will have to choose what you want - that’s the offer - anything you’d like! We had the basics - scrambled eggs, bacon, tomato, mushrooms- perfectly cooked, great size, toast and jam to follow. Good coffee and tea supplied. Really having spent weeks in NZ in different BnBs and overnight stays, it doesn’t really get better than this as a combo of comfort, price and value. And a really nice couple welcoming you to your stay. Brilliant.

Fabulous garden

I came here for a little retreat just for myself, and it was truly a gift. The garden was more beautiful than any picture, and every corner felt cozy and warm. Breakfast was generous and delicious, and each day felt perfect—whether it rained, the sun shone, or the wind blew. I’m leaving with a full heart and beautiful memories, and I know I’ll return again. Thank you for such a lovely space and for your kind welcome. P.S. It’s close to the road, but still so worth it.

Lovely cottage

Fabulous breakfast and very friendly host. Well equiped. Chocolate treats and biscuits were a very nice touch. Bed was very comfortable. Would definitely recommend and would stay again.
