John and Ching are great hosts and very helpfull. Breakfast was excellent and also we had a good diner in their restaurant. Room was comfortable and we loved the old building. Safe and good parking place, building is located at the edge of nice small town of Spilsby, a 5 minute walk to the city centre.
Every time when flushing the toilet there was a strange and quite strong noise, that was annoying. We asked the owner and he had contact with a plumber about it. And the shower drain was quite blocked.

Easy to locate and close proximity to shops
Too old for my liking, spiders and webs hanging around the curtains. Old bedsheets were covered with new sheets.
