Right on the water (80 steps down to swim). Great AC. Courteous & friendly host. Lovely outdoor shower and views. Walking distance to the exceptional Torre Normanna restaurant & town of Maiori. Really tough to beat this amazing locale, and the value is exceptional for 3 bedrooms/2 baths!
Musty smell which common in many waterfront properties. On the side with the kitchen it’s not so bad. Opposite the kitchen it’s pretty bad. Some in our party did not mind, but I would not be comfortable to sleep in the bedroom on the worse side of the house. There was mold visible in the kitchen cabinet, but the kitchen still smelled the best of any room. The bathroom off the kitchen has a pretty strong smell as well, and the use of gas canisters for the stove means gas smell enters the house via the kitchen door and bathroom window while the canister valve is open. Easy fix, open it when you need and close it when you don’t. Also, the WiFi is atrocious. 1mbps sometimes. It’s not really fair to say that the property has WiFi at all. Their 4G router operates on TIM. If you have a device on Vodafone IT, it’s a bit more reliable toward the kitchen and patio. I got a Vodafone eSIM for my 5G iPad, and that gave me 30+ mbps speeds from the kitchen due to its bigger antennas than the phones have. Used that as a hotspot so we could reliably access the internet during our stay. Lastly, it’s a pretty far 250 steps down to the villa from the main road. Narrow, uneven, steep. It’s a serious workout getting heavy bags up or down, especially in the heat. Unless you consider yourself “athletic,” plan to pre-book the 15 eur per bag for their porter service, at least on the way up. The house is lower on the cliff, so you have fewer steps to the water but more steps to the road.

The view and location near the sea is fantastic. The apartment- it’s not a villa, it’s a facility of four apartments. So the private spot by the sea you share with 3 other big apartments. That was a disappointment for us. The apartment have a fabulous big terass, and a nice layout with big rooms, all with a nice view. Giorgia who manage (not owner) the place was very helpful and a perfect host.
The interior was very dated. The coaches and coffee table looked like they were found in a dumpster literally, dirty and broken. I know it’s a damp and hard climate for fabric, so buy nonwood lounge furniture instead of sofas, cheep IKEA furniture can’t last in that humid climate. The wine glasses, the frying pans, all were so cheep and not classy. The new wallpaper did not match the beautiful original tile floor and it was coming of the wall in places. It’s a pity, the place could be so beautiful with nicer furniture and details. The two double beds were comfortable the two separate beds would need a mattress above the springs to be comfortable. One of the bathrooms had problem with very intense soar smell - we did not use that. It’s a restaurant just opposite this place. They had party’s almost every night with a final firework at one a clock in the night, so the pease and quiet- is a myth, at least in the summertime.

An absolute highlight of our 5 week vacation. Spacious and equipped with everything we needed. We made use of the private access to the ocean every day and made sure to stock up on groceries so we didn't need to take the steps back up to the road too often, which was a small trade-off for the privacy and amazing view. Communication with the host was excellent - helping us with a taxi service into Maiori township whenever needed. We can't recommend staying here highly enough and hope to return.

The view
The 250 stairs that were never mentioned in the listing, no parking available for a van( not listed), the no mention in listing about no way to get luggage to rooms , no mention that elderly people would be required to walk up and down 250 stairs every time you come and go.
