It was handy and cheap for what we needed it for somewhere just to get some sleep.

Was not far from the leeds united football ground took about 30 minutes to walk it. Room was clean and beds comfy

Parking was a bit awkward. Sat nav said at destination but we had to find somewhere to pull up then went to call to see how you get in. Man came out asked him about how do we get to park he slid door open. Apart from that everything was ok.

Breakfast was additional and seemed expensive. Bathroom was very tiny

The bed was uncomfortable and the pillows were like sleeping on a brick.

Value for money room for the night

Does what it says on the tin. Clean, somewhere to sleep and shower. Very good value. Bus stop outside straight to city centre. Ideal place to kip after late night footie at Elland Rd.

Although tidy the room had odd smell on first night. Sounded like there were "ravers" on ground floor/next door on both nights. The room was cold on arrival, first night, second day and second evening as the Heating was off and outside only few degrees so uncomfortable. Radiator set to 5 did nothing at all.

Does what it says on the tin

All we wanted was a no frills b and b , a bed , hot shower and toilet and it delivered on all levels . If your looking for luxary this is not tge place for you but if its just a goid night kip then its band on . On site parking , bus stop going into leeds right outside and take aways are just a 5 min walk . Its clean but basic

Cheap and cheerful nice and clean would stay again for the price too

It was very clean, comfy beds, close to shops n local amenities etc

The only thing was the noise outside our room window early on in the morning as it’s such a busy road that it’s on so we were a bit disturbed by that as we wanted the window open a bit as it was a bit of a muggy night so it was then a bit loud the next day when the road picked up with all the traffic etc

Smell needs to be sorted and the noise level

It’s clean in looks and free parking and free wifi.

The room shower was not working the main issue was there was damp smell from all beddings and the rooms. We had two rooms one shower was working. It’s very loud car noise and the pub is busy too. It was clean but smell wasn’t good even the clean limited tawals was damp smelling.

This is my worst ever experience in an air BnB a guest house or a hotel.

Well, it was supposed to be a bed and breakfast, but no breakfast was given. The room was underground, not bad.

The checkout time was supposed to be 11 am, but they banged on the door at 9 am, asking us to leave and forced us out even though we checked in after 11 pm. Then, to my surprise, they deducted an additional £57 from my bank account, and when I contacted them, they told me my kids had surprisingly broken their main iron gate without any proof.

Park Road B&B is okay for an overnight stay if you're looking for something inexpensive and basic.

Not much. It was just a place to put up for the night. There wasn't breakfast served. Not that we would've stayed for it , we were in a hurry. When I asked about breakfast the gentleman in attendance answered by saying that we wouldn't have received any for the price that we paid for.

Space. Not enough room to move around including the shower area and toilet. The bedroom space could only accommodate the bed , no chair or bedside table. We could've slept better with softer pillows. They were overstuffed and hard. The patrons from a pub across the road were very loud and this carried on until late at night.

Nothing, not even at this price point.

The rooms malodour was overpowering. Used dirty bed sheets with hair all over them. Unable to sleep as so unhygienic. No toiletries-told to go buy them. Owner extremely disrespectful-insulting, abusive, told if we wanted basic standards we should "go to a 5 star hotel". Described as "cheap". Abused us, unwilling to accept our complaints.

Location for swimming comp at John Charles Aquatic Centre and private off street gated parking.

No breakfast, it was advertised as b and b but categorically told that there was no breakfast. Found the on site staff to be short and not very welcoming. Wasn't informed of what to do with the key at the end of my stay. I have MS and was having a really bad mobility day and was told the only room available to be(without extra cost) was an upstairs room, alright there were no other guests staying (was told there was no other guests by a staff member).

Disappointed.

We didn’t receive a breakfast paid £145 for two rooms. No breakfast included. Also the room was next to a main road and the window was broken so was drafty and also noisy. With two young children this disturbed their sleep. There was a group who came in at 3 am very loud, and another at 5 am very loud this however is not the hotel’s fault.

In our room(10) heating was off and was cold.we arrived at 16.00 and we commented it. It was switched o. .when we were back late night,it was switched off and the room was very cold. In the morning we left by 10.00 and was still off.

The room was very cold. As I was with my two children - we found it to be very cold. But considering the expense of heating these days - I would not deduct my marks due to this. Thankfully we had extra warm blankets with us 👍🏻
