Comfortable sleep

Location was great for my visit. Good night sleep. Plenty of places locally to get breakfast.

Kind host, spacious room with good facilities.

The host was very welcoming - especially because we arrived late to a delayed flight and was understanding and kind when we went over check out time. Big spacious room with everything we needed.

Cosy and functional

Great location, short walk from the metro so perfect if your wanting to stay close to town and need access to other amenities. Room was cozy though abit small- perfectly functional. The only slight negative was the hot water for the shower took some figuring out- you need to let it warm up for 5 minutes. Staff went above and beyond accommodating us as we were checking in later- brought up our takeaway for us ( what a gent haha) overall lovely stay great value for money.

Perfect quiet place to stay. The owners are friendly and welcoming and the rooms have everything you need. Nearby to the shops and metro, so easy to get to and from.

Canny little bed and breakfast.

Steve the owner lovely guy who was really helpful.

Nothing not to like about the bnb. I just found it a bit out of the way for local shops like a Tesco or a Greg's. I found a café for breakfast which was a 15 minute walk. There was a little premier type store around the corner but it didn't really cater to my needs.

Cosy room in attractive part of Newcastle.

The manager was very helpful. When he saw that I found the stairs were a bit of struggle he put in a different room from the one he originally allocated so that I didn't;t have to climb so many stairs!

It would have been nice if they did breakfast. But there are plenty of places nearby where you can get a cooked breakfast.

Charming B and B . Good value breakfast only £ 7.50

Michael was very facilitating as our "boat " from Ireland was delayed and he left out keys and a parking permit for us ( arrived about 2 am) . The room was sweet with a beautiful window and comfortable bed. The full "English " breakfast was substantial set us up for each day of sight seeing and the bacon was really lovely and tasty. Michael had a stand with tourist information and test was very handy. Parking was great and the temporary parking permit ( £2a day) meant we didn't get "caught out" by the parking regulations. Good location for people walking , 10 mins or so to Metro, Osborne road with night life nearby, and Francescas Italian just down the road!

We are easy to please, a comfortable bed and nice hot water for showers and a good breakfast was all we needed , so we couldn't fault the place.

The Avenue Bed But No Breakfast - the Fawlty Towers of the north - but would we go back? YES!

Very quiet location, nice view over the cricket ground, and our hosts Steve and Christine were super-friendly, hospitable... and most apologetic. Read on!

The building was shut on arrival; our Thai phones wouldn't work so we had to ask a passer-by to call the number. We received the keypad code to get in, and were told to pick up the room key from the sideboard. We made ourselves at home in Room 6, but an hour later Steve arrived and told us we should have been in Room 9! So we had to pack up and move upstairs. The following morning, we went down to breakfast before 9:30am (as instructed on a notice on the bedroom door), only to find that breakfasts had been discontinued since January, and had there been any, they would have been £10, not £7.50 as stated in our booking.

Friendly, cosy and great location

The owner was very friendly, the location is good just a few minutes from Jesmond high street and the Metro Station. The room was cosy and it was very quiet at night.

Only complaint is about the shower, water ran out to the main bathroom quite easily.

What breakfast?

I was told there would be a breakfast as advertised on the room description, part of the reason for booking, but then told it was no longer offered but would be specially provided and naturally I would have paid - it wasn’t mentioned again. I found this disappointing. Also the host never seemed to be around despite me leaving the property for 9 or 10 am each day, except on the day I checked out. I found this a bit inconvenient. Appreciated the information provided on arrival but there was no opportunity to ask further beyond that. The room was clean and comfortable and facilities were fine, the only issue was with the bathroom which when using the shower the water went all over the floor outside of the shower and when I went to hang the mat over the curtain rail because it was soaked - a tension rod - it fell down. Also the bin hadn’t been emptied before my stay so I could see the prescription medication / name of the previous guest!

tHE LOCATION WAS GOOD AND AS EXPECTED.

SOME TOILET PAPER IN THE LOO WOULD HAVE BEEN NICE. There was rubbish left by a previous occupant (pot noodle carton!!)in the bathroom wastebin The facility was tired and dingy

Nice pillow linnen and cushions. I was going to arrive after 2200. I called at 2030 and owner:- - Gave me entry code - Left key out - Explained parking system I arrived at 2230. Parking right outside. Easy Note was easy to find with a welcome. Shower was hot with good water pressure.

Was very quiet the night I stayed, and I’d guess would be the same across the week.

Although passable, the room is quite dated, and the “flat screen telly” is the size of a postage stamp.

Very Comfortable

I have stayed in The Avenue several times, each time finding it very comfortable and clean. Slept really well. Location is wonderful, quiet and close to Jesmond metro.

Ok Bed was small as I am over 6feet Heard every noise available from downstairs, upstairs, outside , next door Cleaning wasn’t great Dust on back of tv, glass mirror stained with wipe marks it needs a proper digging out Plenty of brew kit though which was great Cold room until heating finally came on around 1900 hours Only met staff on checking out Great location though

Nice B&B near the centre of Newcaste

Nice B&B in a quiet neighborhood in Newcastle. It's just a 30 minute walk from the centre of the city (or less by metro). The people working in the B&B are friendly and helpfull; they prepare a good breakfast in the morning. There are some restaurants near the B&B: try the Italian restaurant Mascalzone.

Great deal, great location and superb host

A great value for money find. Steve was fantastic even though he was suffering terrible back pain. Breakfast was superb and plentiful. Room was spotless and bedding and matress lovely. Off all the hotels in my UK trip, this was without doubt the best value for me with a fantastic breakfast included. I couldn’t have asked for more.
