Excellent location, friendly staff, easy check in, the pub and restaurant on site was very good. Good dog walking on site. All very clean.
A few things in kitchen need to be replaced and improved with some more essentials added.

It was beautiful, modern and well kept. Heated well and the bath in the bedroom was a lovely touch. Weather wasn’t the greatest for us but it meant more time to spend enjoying the accommodation. Peaceful location and nice views over the loch to the complex

Shepherds hut wax well equipped, very cute and cosy. Hot tub wash brilliant even in the rain
We had an issue with the shower and skylight however staff were very attentive and fixed the issues.

Lovely boathouse, with all amenities required for a great stay.
Was a little cold but heaters were supplied.

Completely appalling and unacceptable experience.. Never had to leave a property before.
The sewage system broke on our first night, we were left waiting all day with no solution. Staff were completely unhelpful, offering only apologies while taking no action to compensate for the serious disruption. They repeatedly claimed they “hold themselves to high standards,” which was clearly not the case.
At the end we were offered an alternative accommodation to much lower standard, lacked the facilities we paid for, and had clear signs of mice!!! Mice are absolutely unacceptable in any accommodation!!!. No compensation was offered. We refused to stay and asked for refund which the staff said they can’t help us with and we need to call the next day.
We then had to call multiple times over a month due to not receiving it, before staff finally acknowledged that the refund issue was their responsibility, not Booking’s, admitting it was their error.
This level of incompetence, poor hygiene, and empty promises completely ruined our holiday. Strongly warn others against dealing with this property!
Mice in property!!! Incompetent staff, unacceptable customer service.

Loved the lodge, and meal was lovely
Rubbish to be cleared before check in would be better next time

The location was fantastic, lots to do and see. Staff went out of their way to make our stay great.
Everting was great BUT, the sofa is tired and uncomfortable, the bed was a memory foam mattress but it was so uncomfortable and spring in it had almost gone making it really uncomfortable. We have booked again next year and hoping the mattress is replaced and others share their opinions about sleep.

The beautiful location. The accommodation is finished to a beautiful and high standard. Nice facilities on site with the restaurant/ bar, and outdoor sauna.
The sofa was a little uncomfortable to eat or watch tv, but not a huge issue as we spent most of the time outdoors or in the hot tub.

It was clean and well situated for walks around the estate.
Two chipped cups. The wee table in front of couch could be better utilised as kept falling over it. Would been better if it was foldable or even one that could lift up to eat our dinner. No trays to eat dinner from. The windows full of condensation couldn’t open bathroom window. The starlight blind was unable to close the sheet on the bed had what looked like a
Coffee stain on it. One of the pillows was quite yellow and would need replacing as a bit worn. The hot tub lights wouldn’t work. Just think perhaps the shepherds hut could do with a little update.

Great location and peaceful. Staff very friendly and welcoming, a credit to the establishment.
We originally booked the Bankside Bothy but due to a fault with the hot tub, we were moved to the Glenshee lodge, which was quite dated. Main bed was uncomfortable due to hard mattress and some of the furniture requires replacing.

Natural surroundings with the woods water and walks. Ideal if you like the outdoors and have a dog.
Smell in the bathroom coming from septic tank. Window was left open and a can of air freshener but it didn't help much.

Location was good
Very cold, heating didn’t seem to work properly which is an issue in December.
Lodge very dated. Poorly maintained. Broken cupboard doors, leaking toilet and glassware with previous occupants lipstick on. Tv didn’t work properly and turned itself off often.

A lovely resort with beautiful grounds to walk around with the doggies. We had a meal in the bar area which was good, kids loved their pancake puddings and we enjoyed a Christmas cocktail.
The enclosed garden area in The Burrows was perfect for our dogs. The hot tub was lovely and clean - not too chlorinated - nice temperature. The Burrows was very comfortable - bedding and beds were lovely. Shower was hot and clean. Kitchen area well stocked with equipment. Complimentary tea, coffee and sugar.
It would have been a good to know there wasn't an oven as we brought pizzas to cook for the kids.
As there are four of us staying, we would have liked to have four robes

Cosy and comfortable. Staff lovely
Could do with more items in the lodge such as toilet roll and kitchen roll.
Some blinds on the windows in the section that joins the two Shepard’s huts together also would be nice.

We had a lovely time! Brought our dog who was able to be with us in the bar whilst we ate. Staff were all very attentive and the food was delicious.
Honestly, nothing.

The space was compact but had everything you needed. The hot tub was great. The kids really enjoyed using the hot tub and also having their own room. The location is lovely and quiet during the day. Beds are comfy! On site bar and restaurant are lovely and although we didnt bring our own dogs, the whole site is very dig friendly and they have little dog meals for sale 😀
The WiFi or tvs wouldnt work and there was very minimal signal to hotspot everything off my phone.
The noise from weddings at weekend when you are away for a relaxing weekend is not great. Went on until around 1 and then was expected to be out by 10am so that wasnt great! It wasnt as clean as I would have liked and there was still food and drinks in the fridge from previous users. Dishes needed a good wash before use as well. Not easy to find when arriving in dark! Also 2 x extra robes for the kids would have been ideal for when using hot tub

Wee romantic night away together for Christmas. We LOVED the location, very quiet and private. We saw a herons and squirrels. Accommodation was immaculately clean and well presented (although not fans of the table in the living room, but each to their own!)
Bed was comfy and the bath was amazing!
We will be back, great value for money

Nice and quiet
No logs for the burner and no information telling us where to get any from…we were not expecting to sort that ourselves..1 toilet roll between 2 of us for 2 nights stay..a few broken fixtures inside the cabin..no hang space anywhere inside to hang clothing on..and the very grotty extractor fan in the en-suite🤮

We stayed in the burrow. It was a lovely lodge.
There was a 2 ring hob and microwave so could have done with an oven for pizzas etc.
We paid £15 for the kit for the fire burner and they gave logs far too big so couldn’t fit. They eventually changed them but gave bricks instead which didn’t burn very well so that was a bit disappointing.

The accommodation was very comfortable and the staff were very friendly and welcoming. Enjoyed watching the fishermen catching trout from our lounge window
No salt or pepper - sounds petty but would be a really useful basic to have in self catering accomodation

Lovely location and clean.
Unfortunately the ground floor room smelt and felt damp.
10.0 / 10.0
It was quiet and comfortable with plenty of room
There wasn’t much we didn’t like but a mat at the front door would have been useful as every time we entered the property we trailed in muck and lots of pine needles. When we used the hot tub the floor got very wet and was a slip hazard. We had to put a towel on the floor to soak up the water.

Property was perfect.
Probably could do with extra seating if taking more than 2 people. Probably be better if light switch was inside bathroom so that if switched on at night it didn’t disturb people sleeping in living area.

A beautiful and peaceful place. The cottages are very cosy, clean and well-kept. The restaurant serves delicious food.
We probably just had a bit of luck, but one of the lights in the room was quite dim, one in the hallway wasn’t working and another went out on the second day. The porch light was flickering constantly,so we preferred to keep it of. It would be also helpful to have a brush and dustpan available- we were with children and dog.

Hearty breakfast and good value for money, staff were most helpful.
General smaller maintenance bits and pieces letting the side down slightly, main upstairs balcony doors in Glen Lee were a struggle to open/shut. Just small things that aren't that costly if you keep on top of them.

We loved the cabin. Finished to a very good standard, Restaurant and bar was lovely. Really good food and coffee, Most staff where very helpful.
When we checked in at 4pm on the Friday we went to our cabin and it was freezing inside. None of the radiators were on. It took a good few hours to heat the cabin. Also the shower wasn't very warm. Could barely stand under it. We did report it to a member of staff at 9.30 on the Saturday morning at the main desk for the lodges. She said she would send maintenance out to have a look at it. Nothing was done about it.

Overall the Boathouse was nice, just wouldnt be in a rush to go back.
The path to the Boathouse needs resurfaced, lots of pots holes which in the dark (& all the leaves) were hard to see. Someone could easily trip or hurt themselves.
The inside of the property could do with the walls being painted, quite a few marks and chips. In the bathroom you can see where parts have been touched up with white gloss paint.
Youd expect a king size mattress, not 2 singles beds pushed together. The mattress(es) were thin and hard.
The exterior of the building could do with being cleaned, covered in cobwebs and overall dirty.
Check in was quite late (4pm), asked staff for an early check in and was bluntly told no. The property was ready as my husband was fishing right beside it and seen no one go in the property. Would have happily paid extra for an early check in but wasnt even offered that.
4.0 / 10.0
We liked the location, hot tub and roll top bath.
We hadn’t requested an early check, but on arrival, we had already booked lunch, and decided to ask about our booking. We were informed our hut was ready but that we would have to pay an additional £30 to gain entry before 4pm, even although they had just told us the hut was ready. As customers who have visited twice previously we were disappointed at this, but reluctantly paid the £30.
At lunch, due to what appeared to be staff shortage, the waiter/duty manager was run ragged between all the tables, apologising at each table, which meant when the food arrived it was luke warm and we could hear several tables complaining about the temperature of the food. We felt sorry for the one member of staff on duty who we have to say was very polite, professional and doing his best.
There were 4 tiny sachets of coffee in our accommodation for 2 adults for 2 nights. On opening the 4th sachet it has solidified and therefore unusable. We asked at Reception for the coffee to be replenished and were informed we would have to “purchase any additional coffee sachets”! This seems a basic, essential which could easily have been rectified.
In view of the above, we have since decided we will not return to Forbes of Kingennie.

Every attention to detail down to the embossed stamp on the toilet rolls! Lodge spotless and everything in it top quality from furniture to furnishings and equipment. We were very sorry to only be staying 3 nights and will definitely return.
Not in any way complaints but the lodge could do with a companion set/ash bucket/heat glove. We would’ve liked to have cleaned fire after use. Also some cushions on the couch as it was such a deep couch us vertically challenged quests struggled to reach the floor with our feet when sat back in it. A full length mirror would also be handy somewhere.
This didn’t hamper our stay whatsoever but would be welcome additions next visit.

Facilities and location are amazing
Dishes from previous guests not washed, had to wash plates before i could use them.

The location, stunning outlook onto the fishing pools. We were located near to the bar and restaurant which was a bonus as well.showers were excellent, powerful and very warm.
Outside could have done with a power wash, loads of webs at the door and on each of the balconies.
