This waterfront villa is exclusive and is located on the magnificent coast of Mongerbino which connects to the very characteristic fishing village of Aspra and Porticello and facing Capo Zafferano
This modern architect designed villa, is perfectly situated on 3000sqm of land, nestled amid natural vegetation of the Mediterranean region with olives, dwarf palms, agave and native pines, and has a 30m private pathway leading directly to the sea.
The villa offers two levels of accommodation. Living room with open fireplace, plus two bedrooms, two bathrooms and modern kitchen. The main living area opens onto a very large semi-circular covered terrace with glass doors, affording a breathtaking view of the Meditterranian Sea, Capo Zafferano and the coastline. The terrace is full enough for outdoor entertaining and in addition there is a separate outdoor terrace with full barbeque facilities.
The two bedrooms adjoining the living areas on the first level, are very spacious. Each room has its own bathroom with shower and toilet. The built in bedroom is designed in a modern style, using specially selected woods and materials.
On the lower level of the villa, which is accessed by a stairway, it is a second apartment that is completely self-contained. It can comfortably accommodate three people. It contains a double bed plus single bed, bathroom, kitchen and living area.
Ideal for deck chairs and sunbathing. This terrace has an outdoor shower, very convienient for showering after swimming.

We loved our stay here. The house is spacious, comfortable and bright with lots of room outside too to enjoy the beautiful sea it directly overlooks. Its garden goes right down to the sea so you can swim off the rocks in high qualify water. It's very private and peaceful and yet well placed for exploring the coast and, of course, Palermo too. We drove the 10 minutes to Bagheria railway station where you can catch trains to most parts of Sicily and which offers a frequent 10 minute service to the centre of Palermo. And our host Vittorio gave us great recommendations for restaurants and markets.
