Location brilliant - 2 mins from the i 360 right by the front
Room OK but not musch space - double and two bunk beds

Hassle-free booking. Excellent location close to Brighton centre and with 200m of the beach for an early morning swim. Very convenient stopover for one night - though parked near Preston park station and walked/got a train in to the centre.
Not particularly pretty. Window of our room looked out into a yard with rubbish and old paint pots in it. Would only suit us as a one-night convenience stop.

No breakfast provided
Scaffolding outside our window that we where not informed of when booking, Plinth under shower tray missing so just left open. None of these where deal breakers though.

The room location was good, and the staff were friendly and helpful.
The room was on the top (4th) floor, accessible only via extremely narrow and steep stairs, which was quite inconvenient. There was also no free car parking, and breakfast was not included. As a result, I had to spend more than £40 extra on the day in addition to the cost of my stay.
