Spotlessly clean rooms in a less pleasant area of the city with no breakfast and little in the way of local amenities.

The property, including both rooms, was spotlessly clean. The rooms were well-fitted though space, particularly in the toilet parts of the en-suites was very tight.

The property is in an area of Southampton which contains a large number of guest houses and having walked around the area to find food in the evening, we suspect this is because the property owners do not wish to live in the area themselves. Finding food took a large amount of walking, there were no staff at the property to recommend anywhere or ask. We walked around the local area, we went to four pubs in the streets around the property and not one served any food even though it was a Friday evening. We eventually found a street which was full of kebab and Indo-Chinese takeaways and a thankfully a MacDonalds! Worst though, was that on our booking, although we knew we booked without breakfast, we did not realise that no breakfast was available, that we would not be able to pay extra on arrival to get some. It appeared that the property’s breakfast room and kitchen had probably been turned into bedrooms for more revenue.

Great stay!

The property is in a great location, the room was clean and so was my bathroom :) It's great value for money and I would recommend it! Bed was comfy and everything was presented well :) I had no trouble logging on to the WiFi, and it was a stable, high speed connection, which was very helpful as I had to work from my room one of the days!

I would've liked to have a hand towel, and a place to put it next to the sink, but that is such a minor detail and didn't stop me from enjoying my stay at all! Another small thing is that there is quite low pressure to the shower, it's perfectly fine, but I only wished there was higher pressure! (Though I'm not sure how easy a fix that is, maybe there's a special shower head you can buy to help it?)

The room was so nice and quiet! I had a small table with coffee and tea. The cleaning lady (Mitchel) was wonderful and helpful!

The location was good, the room was a good size, good size television, good internet connection.

The heating kept coming on during the night every 5 minutes, and it sounded as if someone was microwaving popcorn in the corner. Maybe the boiler needs looking at? I am quite a light sleeper so it did affect my sleep, but my husband slept right through it!

Fantastic stay! Spotless, spacious rooms, super comfy beds, and an unbeatable location near the Mayflower Theatre!

The property was easy to find with help of sat nav of course. We were a group 7 and booked 4 rooms of which 1 was a single, ideal for our group size. The rooms were a good size, very clean and comfortable beds. The booking and communication was excellent with the ease of key box. Great location for the Mayflower Theatre and Papillon restaurant located directly opposite. Would recommended this place for a stay in Southampton.

The only issue we encountered was parking vehicles as parking spaces are tight with a wall on one side but saying that it would definitely not stop us booking here again as it was lovely

Good guest house would recommend and would stay again

I stayed in Room 4 which was towards the back of the house. It was very clean and welcoming, quiet and the bed, although single, was actually comfortable. I stayed here before a few weeks ago and didn't sleep quite as well (some sort of noise with the pipes in the room), but this time all was good and I slept well. The shower was good.

Parking spaces at the front are a bit narrow. However, I was the only one parking there this time so no problem

Pleasant stay for the price

Staff were very accommodating and the lock-box check-in was very simple

Room layout was awkward as one night stand was unreachable from the bed. Also, the sink was in the main sleeping area. Through no fault of the accommodation, all the restaurants in the area are closed on Monday.

The room was very clean and had a good en-suite bathroom.

Even though it was summer, there was some constant noise from the pipes in my room. I put earplugs in and it was fine though. There are three parking spaces in front of the house but they’re quite narrow and inept parking from other guests meant I couldn’t park in the middles space - not Guest House’s fault.

Everything is okay. The property is nice and clean.

The room is a bit small, and the bathroom is outside the room. The water pressure in the shower was very low. Also, I wanted to make coffee in the room, but the kettle was not in good condition. The light above the wash-basin was not functional (picture attached)

Disgusting

Couldn't stay there, rooms are small, dirty toilet, cob webbs everywhere, blinds broken, stains on window sill, sheet was a stain, no toiletries to wash hands with, cracks in walls dirty hand marks all over the walls, list goes on. No host on site, so no breakfast has stated and paid for, took my money 5 days prior to our stay, which didnt happen as we left when we seen the room. Not the 5⭐️ that everyone has been saying. I want my money back in full. More photos if needed.
