Very clean and spacious room with desk, chair, proper fridge (that stays on when the power is off) and ample cupboard / closet space. The bed is firm but comfortable. There’s a decent-sized bathroom with good water pressure, and an adequately sized balcony. I was on the top floor overlooking the street. This can be quite busy during the day, but is much quieter through the night. The sliding doors to the balcony appear to be double-glazed and reduce much of the sound. (The building, fittings and furniture are of a high-standard throughout. Nothing feels cheap or poor quality.) The air-con is very efficient and almost silent. For me, noise was not a problem, and I slept well during my stay. Outside the rooms, there are sliding signs to indicate whether you want your room cleaned or not to be disturbed. It’s entirely up to you. If you choose not to be disturbed, the cleaners simply hook a bag (for rubbish) on your door containing bottles of water, toilet rolls and tissues. The lift is quiet and pleasant to use. The public areas are clean and airy. The owner is friendly, welcoming and helpful. Refreshments are available for free in the lobby area.

I gave an overall score of ten, but would probably have given 9.5 if half points were allowed. I had couple of minor quibbles. One is that logging on to the internet can be a bit fussy, and also that, at times, the wifi signal was not strong. The other is the lack of a comfortable or easy chair in the room. Even a seat-cushion for the desk chair would have improved things. I probably wouldn't have even registered these points had I only stayed a couple of days, but I was there a week. Overall, though, I was extremely happy with my room and thoroughly enjoyed my stay there.

The staff are all very friendly. The room is well presented and clean. The bed was comfortable and the aircon kept the room clean. The location is great its only a short walk to the centre of chiang mai.

It would be more convenient to have tea and coffee in your room. You have to go to the reception area.

It was reasonably priced

Our room was next to a very busy road and we could hear busy traffic day & night. The traffic was very loud in the lobby.
