The space
6 bedrooms and 8 bathrooms Villa 5 minutes away of city of Todi, Umbria.
Standing on a hill, in a panoramic setting overlooking the spectacular Umbrian countryside, Villa Patricia boasts a dramatic view over the historic city of Todi, with its outline standing out against the horizon.
The Villa is located in Umbria, only 5 km from Todi and just half an hour from the most important historic towns of the region, such as Orvieto (34 km), Perugia (44 km), Spoleto (53 km) and Assisi (59 km).
The location is conveniently located to reach the most important landmarks in the central part of Italy, Rome is about 1 hour and a half from here and Florence a couple of hours, both also easily reacheable by train from Orvieto.
The nearest airport is Perugia S. Egidio, 47 km away, while the airports of Rome Ciampino (151 km) and Rome Fiumicino (169 km) are less than two hours drive.A gravel driveway crosses the garden leading to the entrance of the house.
The country house, which has been recently renovated, lays on three floors with a total gross floor area of 514 sqm, of which approximately 200 are the basement.
The main living areas are on the ground floor, with a kitchen, a dining room and sitting room with fireplace that look onto the porch and the BBQ area, 4 bedrooms with ensuite bathrooms and a powder room.
The loft features a sitting area, one double and one single bedroom with ensuite bathrooms.
The basement is a big area featuring a family room with a big TV screen and a few playing features, a laundry, a kitchen, a spare toilet, a sitting room with a big fireplace and a big table.
The country house has been carefully renovated and is in excellent condition.
The ceilings with wooden beams, flat tiles and the terracotta floors make the rooms warm and welcoming.

The private land surrounding the country house measures approximately 9,000 sqm and is crossed by a driveway that leads to the main entrance of the house. Around the house, there is a lovely, well-kept garden with a beautiful infiniti swimming pool overlooking the valley and Todi.
The location is perfect for anyone seeking a private residence that is not too isolated and for those who love the countryside but who wish at the same time to be close to a historic town to take advantage of all kind of services and cultural activities.

Our stay here was just amazing. The villa was ideal for a group of family and friends - all rooms with their own bathrooms. Also air conditioning which helped at night with the high temps in August. The pool is just perfect and a great place to chill and escape the summer heat. The location is amazing with easy access to Todi an amazing hill top town as well as many of the other towns around the region. We cooked a lot and the kitchen is well equipped with everything you need. Even an ice-maker for those Americans in our group! The bench-top space is limited in the kitchen as mentioned in a previous post but a minor inconvenience compared to the views and general laid back vibe of the place. Check in and check out with Sabrina was very easy. We would return in a heartbeat

The property was exactly as described and even better than the pictures on the site. The views over Todi and the surrounding countryside are stunning. And the view from the pool is amazing. The property itself is huge and we didn’t feel as if we needed any more room at all. The one issue is that the food prep space in the kitchen is limited so if you plan on cooking quite a few meals it can be a bit if an issue. However this is a minor inconvenience and wouldn’t stop me staying at the property again as it is stunning. The property is very private and there are multiple areas outside for people to hang out. The property is more appropriate for families with teens and adults as opposed to young children as it is equipped with many valuable pieces of pottery and glassware. If you have mobility issues the main floor bedrooms and bathrooms are accessible as is the kitchen and access to the outdoors but pool access would be limited. Overall the property is beautiful and did not disappoint.

The photos of this villa really do not do it justice. The 360 degree views are absolutely stunning and the villa itself is beautiful, well maintained and extremely clean. All the 6 bedrooms have ensuites which made it ideal for our extended family holiday. The villa is well equipped for 10 people. We all enjoyed relaxing by the lovely pool and never got tired of the view. It is was a wonderful place for a relaxing holiday. The owner was very helpful with our enquiries prior to our stay and the property manager, Sabrina, in Todi could not have been more helpful. She met us when we arrived to show us around, quickly responded to our messages when we were there and then came to say goodbye the morning we left. We definitely want to return soon.
