About this house rental

Our house is located on the Peninsula of Newport Beach, CA. We are approximately halfway between the Newport and Balboa Piers. You walk from the front door onto the sand, and can ride or run the boardwalk for miles in both directions. We are situated in an ideal spot, in a quieter area of the Peninsula. We are within walking distance of each pier, and a short walk from downtown for dinner and games at the Fun Zone. There is even a ferry right there to take you over to the famous Balboa Island.

Once off the ferry (with a car , bicycle, or by foot) it's just a short way to the main street of this enchanting island. Loaded with lots of shops and numerous wonderful places to eat. No visit to the Newport area is complete without a day or two over at Balboa Island.

Our house itself is very unique. We have an upside/down configuration in that our kitchen and dining area are on the second floor, so that you can appreciate the spectacular views of the ocean while doing your cooking. Speaking of, there is a big gas BBQ on the front porch where it's delightful to have dinner with everyone enjoying cocktails. Plenty of sightseeing to do with the boardwalk right there. The sunsets are spectacular night after night. Outside the upstairs den is a deck with equally great ocean views where you can hide away to take in the beauty of Newport. The beautiful Pacific Ocean is your front yard. What more could you ask for from a vacation? Please enjoy our home!

About this house rental

Our house is located on the Peninsula of Newport Beach, CA. We are approximately halfway between the Newport and Balboa Piers. You walk from the front door onto the sand, and can ride or run the boardwalk for miles in both directions. We are situated in an ideal spot, in a quieter area of the Peninsula. We are within walking distance of each pier, and a short walk from downtown for dinner and games at the Fun Zone. There is even a ferry right there to take you over to the famous Balboa Island.

Once off the ferry (with a car , bicycle, or by foot) it's just a short way to the main street of this enchanting island. Loaded with lots of shops and numerous wonderful places to eat. No visit to the Newport area is complete without a day or two over at Balboa Island.

Our house itself is very unique. We have an upside/down configuration in that our kitchen and dining area are on the second floor, so that you can appreciate the spectacular views of the ocean while doing your cooking. This is the 5th or 6th time we’ve stayed at this property and we plan to keep coming back! We stay on Balboa a couple of times a year every year and this is our favorite spot.PROS: - the location right on the boardwalk between the 2 piers- the unobstructed view of the ocean from the upstairs kitchen and living room- the parking, a spot in the garage and another in front of the garage- walkable to both piers, multiple coffee shops, restaurants, and surf shops- the property is very clean and everything is fully functional- new A/C works great in every room- the host, Chris, has excellent communication and is always helpfulCONS- if you want new and remodeled, the decor wil disappoint you

First off, I’m going to leave an honest review because I rely so much on these myself when booking. The location of this house is great - right on the beach. You can’t really see the ocean because of the sand bluffs, but still right there. But the house…. Desperately needs an update. Very run down and not clean. You have to make all your own beds and the mattresses and toppers are GROSS. Showers are terrible and mildewy and we had to rewash any dish/mug we used. The patio furniture was decades and could really use upgrade. Fair warning to any future renters.

The home is located right next to a cute cafe and beach volleyball, a short walk to the pier and bonfire pits. We had a lot of fun enjoying the bikes provided. I wish they would replace the sofas, mattresses, blankets, and linens. I saw several other reviews mention this before I booked but was hoping it was taken care of. While fresh bed linens are provided and sealed upon check-in, note that you will have to make the beds yourselves. Also, the blankets have some staining.A deep cleaning and refresh of some key furnishings would do this place a lot of good.

We used to stay near the Newport Pier but enjoy the location of this property as it is less hectic, quieter and better for the young children to enjoy.

The location is the best and is very hard to beat. We were able to walk to entertainment and restaurants, not to mention the beach is right off the patio. We enjoyed both Newport Beach and Balboa Bay. Parking can be an issue but it wasn't bad since we were able to have two vehicles there most of the time, One in the garage and one parked parallel to the garage. We entertained local family and friends, mostly eating out on the patio or upper deck. Having a kitchen on the second floor did take some getting used to, but then again who doesn't need some extra exercise? We did not use any of the bikes or beach toys or games so cannot comment on them. The house is as advertised. It is certainly well used and needs some work but nothing major. The house is clean. The bed in the master bedroom worked well for us and the reports on the mattresses on the upstairs beds varied depending on the users. The consensus was that they were ok. We were there during the first tropical storm to land in California in 84 years. It turned out to be no problem for us except we spent the day inside. We noticed one leak in the downstairs ceiling and Cindy had a maintenance person out there the next day. She was very responsive to our emails. We would book here again.

The location was perfect especially for the 4th since we were far enough away from both piers- the place needs updating and the carpets need to be changed the linens need refreshing. It was clean but it felt old and dingy. It worked for our family and we had fun the patio is nice we brought a outdoor rug and table cloth so that made it feel better outside. For the cost - The downstairs room and bar was convenient for the beach and there is a volleyball net in the garage- which is nice

Location was great but the overall cleanliness was horrible!! Extra pillows and linens just thrown in dirty, nasty closets and drawers. Got a call from the landlord on my way home and told me she was going to put a charge on me for not putting furniture back. Had to move chairs to get to the trundle bed and moved a tv that wasnt hooked up and we put to much pressure on the cleaning lady....are you kidding me!!!

House location was incredible. As close to the water as you can get. Front porch area is where we spent most of time BBQ’n and eating out there. Kids played in the sand 15 feet from there. House came with an amazing amount of beach toys, towels, and chairs. Would DEFINITELY book again.

First off, the location is fantastic and we thoroughly enjoyed being beach front. Our family had a blast spending time together, this close to all of Balboa Beach action. However, this place is extremely in need of some maintenance. Everything is old, dated, dirty, and gross. The pillows are all stained. The spare blankets couldn’t even be used because they had God knows what on them. We had to go out and buy pillows and blankets for our stay, which was very inconvenient. My aunt went to go sit on one of the outdoor chairs and fell right through, scraping up her arm. We couldn’t use the pull out mattresses because they were blood stained with old food and trash under the couches and day bed. SO disgusting. Anyway, next time I will spend more money and find a more well maintained place.

This house has obviously been well-used for many years. You can appreciate wear throughout most of the home. It was not as clean (sand throughout house) as my other VRBO experiences. We think it was worth it for the view of the beach from the kitchen table and location on the boardwalk, but I would caution if you are expected new features in a home.

This property was very dirty when we enter! The furniture is dated and dirty/ Stained. Plugged a light in the wall socket and got a Electric shock burnt my finger. Very unsafe . First night there two fire alarms went off kept chirping all night ! Neighbors were mad! Call the owner and she said to replace the batteries. 12 foot ceilings want me to get a ladder and replace? BBQ ran out of propane in the middle of cooking! For the money we spent this was a bad experience! Should get a partial refund. Can not believe Vrbo rents this place without a inspection.

My family and I were a party of 11 adults and one 8 year old. We enjoyed our stay and loved the location but I am glad I brought 4 twin inflatable beds. There were beds for 8 guests and although there was a couch with a pull out bed, the mattress was very worn out and uncomfortable. The large couch is big enough for 2 but again it was not comfortable to sleep on. The best part of the house was the location and fortunately we spent most of our time outside and made do with the inflatable beds. The house was supplied with beach towels, bed linens, bath towels, the kitchen was well supplied with pots and pans, cooking utensils, blender, toaster, coffee maker, fans because it does get hot upstairs during the late afternoons, a big BBQ grill, a large patio table and umbrella, there were some boogie boards in the garage, lots of beach sand toys, a volleyball net, and a couple of bikes. I would recommend bringing extra paper towels, (only 1 kitchen towel available), toilet paper, dish sponge and plastic food storage bags. Less than 1 mile there is a Vons grocery store. There was parking for 3 cars and plenty of free 24 hour street parking so only had to move once for street sweeping during our week stay. The house has some wear and tear but it’s understandable with any beach rental that’s reasonably priced and perfectly located. Again, perfectly located for lots of outdoor fun.

We have stayed at many VRBO properties. Overall, we have been able to give high ratings across the board. Not so with this property. We appreciated the great location with the awesome view. We were very disappointed in the cleanliness of this house, nothing like the photos, thus a 2 rating. We had read a similar rating for this house. I thought these things would have been addressed. This Beach house is used! The floors, carpet (especially the stairs), and rugs, were sticky and stained. Most surfaces were sticky. The furniture has a film of sunscreen, ocean water, and perspiration. The hide-a-bed was sandy. The Master bedroom bed was comfortable. The twin beds were not. The cleaners did not vacuum under the beds. The extra blankets and pillows didn't feel clean and is stored in the closets right next to the vacuum, brooms and dust mops. We were fine with putting the provided sheets on the beds because we knew they were clean. We appreciated the provided beach towels. The kitchen is small. The cabinets, while sticky and messy, is well stocked with dishes, service ware, and pots and pans. The knives are sharp. The coffee cups, awesome! However, it was difficult to find a space for our groceries. We enjoyed the very used front patio. The provided boogie boards, umbrellas, and wagons were handy for our trips to the beach. The outside shower did not work. The location is perfect!

We love this house. It’s big, the beds are new and comfortable. The view of the ocean from the upstairs living room is so beautiful! The house was surface clean - but it needs a good deep clean in the kitchen. The drawers and shelves are dusty and sticky inside. Fridge, stove, and counters were clean though. The owners are really easy to work with and have great communication.

We were a group of adults who rented this home as a base for a family gathering nearby. House is as described, cozy and clean. Everything we needed for making meals with beautiful big windows looking out over the ocean while cooking and eating. You can not ask for a more perfect location if you are looking for a beach house. Right on the beach and walking distance to the pier. Chris, the owner, was very responsive and check in was easy as can be. Would definitely stay here again!

Location is perfect and the house has enough space for a bigger group. The ability to park 2 cars in the garage (it was tight but we made it work) and another parallel to the garage is a huge huge plus for this property as beach parking can be tricky to come by. House was fine, location is great. We were disappointed to arrive at 3 with a 2 year old to find the housekeepers still working and weren’t able to settle in until after 4. Also the owners use a linen service but you have to put sheets on yourself- also not a huge problem but we didn’t see that anywhere in the instructions and went to get in bed after a long day of travel to find that we all had to make our beds first.

Stayed here with kids and family. It’s an awesome place to have some good down time with your family and relax. So many things to do near the home and walk around. The pier is 10 minute walk Best of all is, the beach is right in front of the home. It was super windy during the weekend but overall, still had a great time. Highly recommended.

My kids, grandkids and great grandchildren so much enjoyed the vacation week for Thanksgiving!! The kids played right out front, digging holes in the sand and burying each other. The adults rode bikes and visited the pier and Balboa shops. The weather was perfect and we had such a mellow time together.
