The Space:

Why choose when you can have it all? Our prime location sits where the peninsula narrows to just one road – with the calm bay on one side and the ocean on the other, just a 2–3 minute walk away. Spend the day riding the waves, then return to the peaceful bayfront for sunsets, spacious outdoor living, and a sandy beach right outside your door. Truly vacation heaven!



Step outside and you’re just 30 feet from water and sand. Casa de Balboa’s beachfront Casas are located by the largest bay beach in Newport—19th Street/Mother’s Beach—at Marina Park. The Casitas are tucked just around the block on 20th Street, behind the Casas.



Whether you’re planning a holiday escape, a family reunion, or wedding festivities, our multiple units in one prime location can accommodate up to 41 guests. It’s the perfect setup for groups who want to be together, yet still have their own space.

Children’s state-of-the-art play park, sailing center, and basketball court. Summer camp programs on our beach thru Marina Park Recreation.

Holiday Magic:



Every Casa and Casita is beautifully decorated for the season, complete with a pre-lit tree. Experience the world-famous Newport Beach Christmas Boat Parade—turns right in front of the Casas! Watch from your deck, courtyard, or walk around the block (Casita's) for views in both directions. The 2025 parade runs December 17–21, with fireworks on the first and last night and one evening featuring live music, food, and local vendors on our beach at Marina Park.

You have total and complete private access to your Casa with a private entry and private covered courtyards for our 2 bd/2ba`s (no vacationing with strangers) and private decks for our 3bd/2ba`s



The Neighborhood:

In addition to our bayfront location, the property is just a couple of short beach blocks (a beach block is about two houses..cross one street that divides the peninsula) from the ocean boardwalk and pier. And it`s within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away, The Cannery, and Blue Water Grill), Italian, Sushi, and several fine dining restaurants such as Oceanfront, Nobu, Cannery, Shorebird, and The Dock. Try the Louies` On the Bay..located next to Billy`s on the Beach!!



We are in a quieter location on the park beach front with the best views and location in Newport Beach. There is plenty of activity including renting paddle boards and kayaks around the corner to be delivered on the beach in front. No schlepping!! Summer recreation camps available on beach.



Getting Around:

There are plenty of cabs, car rentals, bike rentals, Uber, and Lyft. We are located close to restaurants and shops so there is plenty to walk to. During the summer, the city has a "woody" shuttle that runs on the peninsula. Each Casa has a one car garage that will take a mini van or smaller, but there is plenty of parking close by both metered (pay station) and non-metered.



Other Things to Note:

Bring your fishing poles! The main pier is for fishing and our small dock is for loading/unloading passengers. There are electric and motor boats for rent at the Pavilion. And there`s a great tot lot on our beach.



Parking is not an issue. There is a NO SHARE garage (takes smaller than a minivan) for each Casa with one exception, Casita 216A (LOWER) has a parking space on the right of the building. Medium or smaller car accessed by short driveway on left (may need spotter for backing in if your desire). Space 8 1/2 ft wide 23 deep. There is plenty of metered (by pay station...free at night) and non-metered parking. You can purchase a parking permit from the city (Blue Pole) for Lincoln Nav size vehicle. Must move for street sweeping.



Must be 25 or over to reserve and must stay on property during entire reservation time period

Provide number of guests staying.

Limit number of day guests to depart by 10PM.

Quiet hours 10PM–8AM. Strictly enforced. Take your group inside.

No large parties, weddings, or commercial business activities.

Small family bbq's are fine. Check with Casa de Balboa regarding number of guests.

Pet friendly with prior approval of breed. Fee plus tax applies. NO cats



Interaction with Guests:

Our VIEW Casa's are located beachfront next to one another or in the same duplex building on 19th St. Bay Beach at Marina Park. Our Casita's in back on 20th St. Need more space? Reserve multiple units.



Our office is open 7 DAYS 8am to 8pm. We are also available after hours through email or text.

We had a great time. This place was awesome!!! So clean and it had everything you could need. It was walking distance to everything; the bay, the beach, restaurants and shops.

We have stayed in several VRBO properties over the past 10 years. This by far was in our top three. The ease of check-in and security of a garage was especially appreciated. The layout of the condo afforded privacy and comfort for the two of us. Neighbors could be a bit noisy, but by 7 PM all was quiet. We highly recommend this residence for any family of not more than four who enjoy beach access, and beautiful Bay views.

Given the extensive pre-rental contract & multiple emails stressing responsible use of the property, I was not expecting the unit to be in the condition we found. Nails were left in walls without decor, a toothbrush holder was on the bathroom floor to keep the door open, & a trash bag of old clothes was spilling onto the bedroom closet floor, leaving an unexpectedly shabby impression for the property. Also unknowable from the photos is the location of the public beach restroom immediately across the street. The presence of people loitering near the facility & scavenging thru the trash didn't bode well for using the patio and the fire pit. Privacy was also an issue, due to the choice of Roman shades on the front & rear windows. A different style of window treatment would have allowed renters to sit in the main room & not feel like one is on display if the shades are open.
