The room was incredibly clean and had everyhing for the stay.
Maybe the host could change the ceiling light to a warmer one, because now with the white light we felt a bit like in a hospital operating room, but all in all everything was great. Great terrace with a view for eating outside.
White main light wasnt cosy and as a non-smoker I felt that maybe there was a weak smell of cigarettes smoke in the room from previous guests.

The location was very close to a town with lots of shopping options and places to eat. It was also within 10 minutes of a beautiful lake and less than 30 minutes from Ciampino airport. The rooms are clean and tidy and have tea and coffee facilities and a small fridge in the smaller rooms and a large fridge in the family room. The staff were delightful and the views were spectacular. The large downstairs family room was great for our parents with reduced mobility.
The beds are memory foam which is a bit warm and not particularly comfortable. At the moment the property is undergoing construction (I understand a pool is being installed) so we had to climb up the drive to our room in the back (it was 38 degrees). The rooms lack airflow which is a shame as they are very well insulated and guests could avoid using the aircon if they had a fan or airflow just to move the air around. There is outdoor seating but it's in full sun so not practical. We carried chairs through the garden to follow some shade from bushes.

Appartment is great, beds are comfortable, sleeping is excellent. I loved the view in the morning as well as at night.
Our host Fabio is very pleasen person, always at hand and responded quicky.
