Beautifully restored 13th-century Gascon farmhouse located in the heart of Lomagne, a region often referred to as the “French Tuscany”. Set on top of a hill near the charming towns of Lectoure and Fleurance, the property enjoys spectacular panoramic views over the rolling hills of the Gers, sometimes extending all the way to the Pyrenees.
The house offers 230 sqm of living space within a peaceful 1.5-hectare property with vines, fruit trees and a large 14-metre private swimming pool overlooking the valley.
The renovation carefully combines authentic Gascon architecture with modern comfort and contemporary design.
The house features four large bedrooms across three levels, each with its own private bathroom (walk-in shower or bathtub and WC), making it ideal for families or groups of friends.

Large fully equipped kitchen open to the dining room, both leading onto a spacious sunny terrace overlooking the pool and countryside.
First floor
Two living rooms, one with a large library.
One large bedroom with bathroom and dressing area.

The small village of Avezan lies in the heart of Gascony, overlooking the Arratz valley and surrounded by the beautiful rolling landscapes of the Gers.
Nearby towns include Lectoure, Fleurance and Saint-Clar, known for their historic architecture, local markets and restaurants.
Activities nearby include the Fleurance golf course (15 minutes), Lectoure thermal baths, astronomy observatories, wildlife parks and numerous walking and cycling routes.
The region also hosts famous festivals such as Jazz in Marciac, Tempo Latino, the Fleurance Astronomy Festival and the Lectoure Photography Festival.

La maison est vraiment très bien : très pratique, pleine de pièces pour les un(e)s et les autres (les salons ont plu à tout le monde) et la bibliothèque est top! Le fait que chaque chambre est son espace sdb et toilette est également très agréable. La maison est très bien équipée (livres, BD, jeux...) ainsi que la cuisine.
Le point de vue de la maison est génial, au calme, en pleine campagne.
L'accueil a été excellent avec tout ce qu'il faut à l'arrivée et les échanges avec Eléonore et Ludovic se sont faits très facilement.
Nous y avons passé un délicieux séjour et la recommandons très fortement.

Nous avons été très heureux dans cette magnifique demeure dont la vue et la piscine sont d’une grande beauté.
Le calme et la sérénité nous ont permis de nous retrouver .
Donc « le bonheur est dans le Gers »

Nous avons passé une très agréable semaine dans cette très jolie maison.
Elle a le charme de l’ancien et à l’intérieur le confort et la modernité d’une maison d’architecte.
Elle bénéficie d’une vue magnifique sur les douces collines du Gers et d’une belle piscine. Parfaite pour se ressourcer au calme. Très bien située dans le triangle d’or du Gers. Tout près, se trouve le joli village de Saint Clar avec de délicieux commerces. Accueil chaleureux du propriétaire et une impressionnante collection de DVD à regarder les jours de pluie !
