About this villa rental
Published Rates are for base occupancy of 10 guests, any additional person needs to be requested to Reservation Team at extra cost $350 per person, up to Maximum occupancy of 15.
This 3 story modern newly built villa has it all. 6 bedrooms, 5 suites have ocean front views with large hideaway sliding glass doors, so you can hear the ocean and feel the breeze; or if you choose, sleep in silent air conditioned comfort. All throughout the house there are large bay windows with different views of the coastline. (No elevator)
There are 2 beaches within walking distance of the villa, the one to the South called Aventuras Akumal beach, has the best sand and has a small casual beach bar there, the other is South Akumal beach.
It’s about a 7 minute walk along the shore to the sandy beach.
The first floor is the perfect place for all guests to gather and make plans for the day while lounging by the lap pool or in the open kitchen/dining area. This floor has a King suite which opens on to the pool terrace with great views of the Caribbean.
When it is time to head to bed, go to the second floor and either watch a movie in the spacious tv room or sit on the sofa on the back deck and watch the sun go down. This floor has 1 king suite and 2 queen suites. All rooms have rainfall showers and bathtubs to soak away the days sore muscles.
On the third floor you will find the master king suite and tv den as well as a small queen studio with terrace access to the master bathroom. There is also a mini fridge in a small kitchen nook for food, coffee and drinks preventing you from having to go down to the main kitchen on the first floor. The top floor has a huge deck off the master bedroom with incredible views of the ocean and jungle.

Our group of eleven (two families) had a wonderful stay here. The location is quiet as you’re in between two beaches - it’s a relatively short walk to either beach, although neither one feels like you have your own space to take due to the resorts or homes there - and we felt safe. The villa is large, very clean, and the beds are good. The groundskeeper and housekeeper couple were wonderful - amazing service, super friendly, and via Google Translate, able to communicate well enough. The pool was used and enjoyed a lot. We did the sailing excursion (Robinson tour) and a day at Xel-Ha (water adventure and eco park) and Kantun-Chi (series of five cenotes) and loved them all. Tulum is a short drive away to see ruins, Paradise Beach, etc. The Chedraui grocery stores in Playa Del Carmen, Puerto Aventuras and Tulum were all safe bets for us. Be mindful of water and food cleaning procedures as our group did become affected by local bacteria - bring your travel medication, Imodium, Gravel, etc. The communication and service from Akumel Villas was prompt and always helpful. Thanks for a great week!

This vacation home was fabulous and was able to accommodate all our family and friends. The property mangers were outstanding, having fresh fruit and orange juice for us every morning as well as making sure our rooms were clean every day. It would be helpful if the elevator was in working condition. The 3rd floor also needs an extra restroom and shower to accommodate the single bedroom rather than sharing with the master suit. We loved our stay and would definitely go back again.

Most everything was excellent. A few more towel racks and/or hooks would be helpful. The step outside the elevator downstairs resulted in a few trips. The views were beautiful. Sunset watching from the top deck was lovely. The lap pool was enjoyable. The rooms were very comfortable. (A desk somewhere might be nice)The staff (couple) were lovely - quiet, respectful, and helpful and just very very pleasant!We thoroughly enjoyed our stay, Thank you
