We didn’t like the property.
Inn keeper was very nice.
Upon arrival, we discovered the pictures and the reviews were misleading. Price is very high for what it is. It has lots of stairs and it was a bit stuffy. Not apt for people with allergies or asthma and people with mobility issues.
For all these reasons, we decided not to stay at the property and lost our payment.

Stayed one night in spacious room. Lovely spot. Convenient to downtown. Karen was delightful and more than accommodating, including making an additional breakfast item for me because of a dietary restriction. The home made beer and delicious brownies are great touches as is the tray of coffee that arrives at your door before breakfast. Would definitely recommend.

The Inn was in a good location to sightsee the Biltmore and downtown.
There were no breakfast choices, only the item they fixed for the day: A sweeter thing one day and a more savory the following day.
The room needed some general upkeep. There were holes in the walls where items had been removed and those fairly large holes had just been painted over, not patched (in bathroom and above the dresser in bedroom where a larger TV had been). Although the bed linens were clean, they were old, the pillows were so flat, the mattress was lumpy and hard, and all of them smelled like a very fragrant fabric softener had been used.
The room walls needed to be washed or repainted, especially where the luggage rack was located.
The toilet was located so close to the bathtub, it was uncomfortable and we aren't tall people!

Location is wonderful. Montford Park -- historic Asheville Area; beautiful neighborhood. 20 minute walk to downtown. We had substitutes for the owners - consumate innkeepers John and Nicky from Virginia were great. There are several superb restaurants less than 10 minute walk away.
Would have liked earlier breakfast (earlier than 9:00 AM), but that may be a matter of taste. John and Nicky worked around our schedule the one day we needed an earlier start.

This couple (Karen and Steve) have the perfect job to match their personalities. Warm and friendly, excellent b’fast preparations, wonderful daily treats… would recommend a stay there as I know when returning, this is exactly where I’ll stay… thank you all the way from Colorado… Denny S

it was quiet and close to downtown. The owners were nice.
breakfast It was at 9 o'clock which was too later for us. The coffee was luke warm that they left out and there wasn't any cream or milk, just powdered cream. We didn't stay for breakfast so it may have been good. The room didn't have anywhere to set and the bathroom toilet was very small and in a bad place.

Charming house and rooms. Old early 20th century interior but with modern amenities. Proprieters were genuine and sincerely friendly and helpful but didn't linger too long. Treats (brownies and 7 am coffee delivered to door) were unexpected. The location in Asheville is perfect - 10 minute leafy walk to downtown but outside the hustle and bustle for the stay.
AC was a little loud but this is a minor thing.

The inn is a beautiful old house and the room was very cosy. Karen and Steve are fantastic hosts and made us feel so welcome and at home. Breakfasts were delicious. Everything from the coffee tray at 7.30, to the breakfast menu, to the chats to the little treats feels like a labour of love. Would certainly stay here again if we are in the area.

Location is about 20-25 mins walk from downtown - easy to get cabs and we found it a nice walk, so didn’t have any trouble.

each breakfast we had for 3 mornings was delicious, great presentation! Coffee was great, juice was also delicious. Thankful that Karen shared her recipes! The atmosphere in the common area was quiet, respectful and at breakfast filled with great conversations. Our room was very clean, quiet and comfortable

My sister and I traveled here for our Asheville reunion, and we had a lovely time staying in the historic district. We were able to easily walk to downtown Asheville and take an affordable Uber ride to the River Arts District as well. The innkeepers were amazing; they were helpful and kind and gave us bonus treats every day. My sister and I both hope to return again in the future!

We absolutely LOVED our stay at the Lion and the Rose. The neighborhood is gorgeous, very peaceful and great to talk an evening stroll around. Our bed was comfortable and the room was spotlessly clean. This is an old house and has quirky features, so don't go expecting the bathroom to be like the Four Seasons with giant marble countertops. It's a wonderful property full of charm and character, and each room reflects that.
Breakfast was exceptional, we chose to have ours outside on our second morning and it was lovely to sit on the porch and enjoy a delicious meal. Coffee outside the room every morning was such a nice touch, and Karen even prepared homemade 'sweet treats' each afternoon.
We can't wait to go back!
