Set in 16 acres of stunning Devon countryside The Barn offers a spacious, beautifully furnished 4 bedroom, 4 bathroom, apartment. On the ground floor is the swimming pool, changing rooms and a games room which is for the exclusive use of guests staying in the barn. The fourth bedroom and bathroom is also be located on the ground floor with access from the foot of the stairs. On the first floor is an extremely spacious open plan lounge/kitchen/dining area and 3 further bedrooms. The Barn also has a large private garden with very deep pond and bog garden making it unsuitable for children under 10 years of age. There are stunning views across local farmland and the moor beyond. On a clear day the sea at Torbay can be seen shimmering in the distance.

The barn is even better than the pictures! What a place to stay. We had a group of 11 of us 6 adults and 5 kids. The pool is an amazing size and so nice to view from upstairs. The children spent most of their time in there.We made the most of staying in the barn and took advantage of all of what it had to offer. We had two food shops delivered and ventured out for walks and a horse ride over dartmoor.At home our lives are so busy, so it was nice to have time to chill out and enjoy time with the children. We made full use of the games room and pool. They also have a cupboard full of board games which was amazing. The grounds and countryside scenary is absolutely beautiful.Everything is well thought of even down to having enough untensils, and cutlery. Being provided with both bathroom and swimming towels. Sue and Rodger were amazing hosts, friendly, helpful and just generally lovely people.We will definitely be back and would highly recommend this beautiful place to stay.

Fantastic property, perfect for my birthday celebration with all the family. The property is so well appointed with great living area, garden and the icing on the cake is the wonderful pool and games room. The area is beautiful with lovely walks right on your door step. Lovely villages near by and the Cleave pub does a delicious roast. Such a find we will be back. Our hosts were so lovely and even left a birthday card for me. Cannot recommend highly enough.

This was our second stay at the Barn at Lower Harton Farm. We had such a wonderful time last year and my children had been counting down the days (literally) until our return. We cannot say enough good things about it the property, the area, and our hosts Sue and Roger. Anything we needed, they were able to provide (to our door!) within minutes. We spend out days swimming in the pool, hiking across the beautiful moors, climbing Tors, and exploring the river valley. The only problem is that the week goes too quickly!

We had a brilliant week at the Barn in October 2023, travelling as a multi-generational family including my children (4 and 6 years old) and my parents (in their 70s) - and our golden retriever who was welcomed most kindly. The property is a real gem - fabulous location to visit Lustleigh and other nearby villages, walk the moors, and just relax and enjoy the stunning views out of every window. The property has been very thoughtfully and intelligently designed by Roger and Sue, with comfortable furniture to relax, a games room to enjoy, and of course the enormous pool. The gardens and pond outside are beautiful. There was plenty of room for our group of 6 plus the pup. It's hard to say enough about what a fabulous week we had. Roger and Sue are nearby with any advice or help you may need, and when our arrival was delayed they even accepted our grocery delivery - and if that wasn't enough, they unpacked it and put away the perishable items as well! It was a week we will not soon forget and we are grateful to our hosts for welcoming us into this beautiful slice of Devon.

Me and my family stayed here for the weekend and we had the best time ever. The property was fantastic and really clean. Very high standards. Sue and Roger were absolute diamonds. They really went above and beyond with everything. They made sure our stay was as comfortable and enjoyable as possible. The property has a huge swimming pool, exclusive to the property. It has a games room with a pool table and a table tennis table. It has plenty of shower rooms and toilets. Amazing location. Perfect for big families to relax and enjoy Dartmoor Devon. We had a wonderful time, the pool is the icing on the cake, the grandchildren spent most of their stay in there, didn’t want to leave, the games room is great too. Roger & sue were great hosts, checked everything was ok with us, then gave us privacy to enjoy ourselves, we had a bbq & cooked in all weekend, everything was there that we needed, didn’t venture far, as wasn’t great weather, thankfully cleared when we left, as the lanes are very narrow, All the bedrooms & bathrooms & bathrooms were great, the bonus of changing rooms by the pool meant we didn’t have to walk through house wet & we left costumes there to use next time, would definitely love to return, I know the grandchildren definitely would 😄

We had a lovely relaxing week in this beautiful barn. Thee were 10 of us altogether and there was loads of space. We used the pool at least twice a day. Roger and Sue were the perfect hosts, checking in and helping out when needed. I would thoroughly recommend this as the perfect holiday retreat set in beautiful countryside.

What a fantastic week with all the family. Bedrooms and bathrooms were top quality and so comfortable. The star of the week was the large swimming pool and games room loved by us all . Thank you to Sue and Roger perfect hosts were so helpful and our dog Dexter loved playing with their dog Barker. We were all so relaxed in peaceful surroundings would definitely love to go back .

We planned this family holiday after covid had prevented us being together for such a long time and we wanted something special. We hit the jackpot. The venue is of the utmost quality and perfect for families to relax, play and laugh together. The fun was not dented when, for 48 hours, we had no electric or water thanks to Storm Franklin. Step up Sue and Roger; they ensured we were safe and able to continue our holiday providing us with everything we needed to carry on with our stay. They are the perfect hosts, keen to support their guests so you get the best from your holiday. Our family had so much fun, we created so many memories and stories that will last a lifetime. We had an absolutely fantastic half term break at The Barn! The accommodation was top notch! It was spacious, well equipped, spotlessly clean, incredibly comfortable with many spaces to sit and relax. The weather wasn't great but it didn't really matter as we didn't want to leave to house once we saw the stunning swimming pool with spacious changing rooms which was for our private use. The games room was amazing and great fun. The outdoor space was beautiful and we enjoyed some walks across the fields with our dog who was made very welcome. It was absolutely perfect in all areas. We'll be back!!!

We had a lovely family break here. The house was everything we hoped it would be. The highlight of our stay was the extra large heated pool and games room - especially as it was raining throughout our stay. The landscapes were breathtaking. The lanes to get to the property were a little tricky, but this wouldn't stop me from returning. We organised for a chef to cook us a meal for a special occasion, and have given the owners the details. The hosts were very friendly and helpful. I would definitely like to come back to stay here.

We booked this property several months prior to our trip and from the very beginning, we had excellent communication from the owners. They were able to answer all of our questions and offered some tips for days out. We were two families of 4 with children aged 8, 9, 10 and 12. Arrival was excellent where we were shown around and given a guided tour of the property. The property was fantastic. Very clean, spacious and well equipped. The pictures do not do it justice!! It really is fabulous! Using the property as our base, we made trips to the Winter Wonderland at Exeter, the Panto at Torquay and lunch in Dartmouth. We also visited a food market at Newton Abbot, plus The House of Marbles museum. This property was a fantastic base for us all. Most of our time was spent around the pool and games room. We would love to visit again in the future as we had such a splendid time.

We had a wonderful time staying in The Barn. Everything about it exceeded our expectations. Both Sue and Roger were extremely helpful and close by to answer any questions during our stay. The views are stunning and the pool amazing, we had so much fun. Our son loved feeding the fish in the pond twice a day! We were really lucky to have fantastic weather all week and so took advantage of the gas BBQ most evenings. We will definitely be returning!

We had a brilliant time at The Barn, Sue and Roger have thought of everything, even down to large cooking pans, Crockery and cutlery enough for a big family, they were wonderful hosts. There was plenty of space for us and enough to keep everyone happy with the games room and pool. The pool is amazing and absolutely huge, far bigger than any we’ve had in previous properties we visited and a bonus being inside so the weather isn’t an issue. The views are fabulous pictures do not do it justice, peace and quiet is what we needed and we certainly got it. We will definitely be back, thank you Sue and Roger for such a wonderful week.

The property was great, beautiful views and amazing features. The facilities were amazing. The pool and games room kept us occupied regardless of the weather. We were very lucky to have had quite good weather whilst there and the garden area was great to be able to lay in the sun but also provided such lovely views. Sue and Roger were great at communicating prior to arrival and very informative upon arrival so we knew what was around the area and how everything in the house worked. But they were always on hand if we needed anything further. We thoroughly enjoyed our family holiday. Thank you!

My family and I stayed at the barn for a week at the beginning of September 2020 as a treat for my dads 60th birthday. Sue was excellent at replying to all of our questions before arriving. On arrival we had a tour of the house and was shown the grounds where we could take our dog for walks. The views of the surrounding areas are stunning and are worth the trip alone. Inside the barn was also just as impressive. The pool is what sold the holiday in the first place and didn't let us down. The area comes complete with 2x leisure centre quality changing rooms and a great games room which kept us entertained for hours each day. The upstairs living area was a good size for 7 adults, 2 babies and a dog. All the bedrooms have an en suite too so no fighting over use of the bathrooms and all were very clean. The price for all of this was also very reasonable and we had no complaints all week. I would highly recommend the barn to anyone looking to get away in Devon/Dartmoor.

Best relaxing week away

The Barn, without doubt, was truly the best swimming pool cottage we have stayed in. We were all completely wowed & thrilled to enjoy such a luxurious week here; comfy beds, BBQ, huge pool, 2 changing rooms, cosy sitting spaces & gorgeous garden! Sue & Roger were both so helpful and welcoming, yet ensured we had full privacy to enjoy The Barn. Our week was probably the wettest in August but that made little difference to us as we all (especially my 5 & 9 yr old girls) spent the best part of the day in the amazing pool and games room, watching movies, also enjoying the delightful garden sitting in the cleverly designed covered outdoor patio. Thank you so much Sue & Roger, you have paid attention to every detail in The Barn, and I can honestly say that we are keen to return and will be recommending the cottage to friends and family.
