Cleanliness and size and a parking space on the driveway.
It was a 45 minute walk to the harbour, not really a problem for us but something to keep in mind for those less mobile.

It was a bit out of the downtown core, but only a 10-minute Uber ride away. Also, it was just off Quinpool Road and a straight walk down Quinpool to Wanderer's Field took less than 30 minutes. There were plenty of places to eat or stop for a drink along the way.
The entry was a bit tricky - stairs were steep and it was very easy to bump your head. It was a basement apartment and quite cool - however there was a heater.

Comfy bed. Nice bedroom. Very helpful host. Clean ( caveat below). Good range of facilities. Lots of towels.Spacious. Bus stop & shops/restaurants at end of road.
They are very clear it's subterranean...& it is. Watch your head. Arriving late, it would've been nice to find a pint of milk and some tea and coffee for the morning. Oddly you are given a small vacuum cleaner to deal with ongoing wood lice.

Provided lots of towels.
It was hard to keep the place warm. The futon is not acceptable as a bed. The living room setup is not comfortable. Needs a new can opener. The bathroom is very small.
