Location is very good. Facilities are fair.

The A/C is behind the curtains, so you need to choose between comfortable or privacy for the room which I stayed.

Everything was amazing, but especially Cecelia. Always replied to my messages almost instantly and catered to all our needs very fast. She also gave us food recommendations in the neighborhood and they were amazing! I loved it and would definitely come back.

Compared with a hotel, this apartment suited us very well. It is in a residential area of Rome, in blocks surrounding a gated garden. It's the way Romans live so we felt immersed in the city. The roads around are subdued and tree-lined. The people you see are residents, rather than tourists, the nearby shops are practical, the cafes are numerous and fairly priced. At the same time the Vatican is visible once you step outside and a mere ten minute walk away. The room was fine - larger than what you would normally get for the same price, say, in central London or Barcelona.

Wasn't clear why there should be extra charges for late check-in. We got there in time not to incur them but to pay extra would be specially cruel after being delayed for an hour and a half in a queue at passport control at Rome airport.

Very close to a few key sites

As others have said previously, the dust under the bed was shocking. When I reported it, the owners offered to have the cleaner sort it the next day — but as it was already late and I didn’t want to be disturbed, I cleaned it myself. The aircon constantly turned on and off during the night, and only on the last day — after coughing all week — did I find a significant build-up of mold in the aircon vents. Bizarrely, when challenged about the mold, the owners claimed I had refused them access to my room for 5 days, when in reality I only declined cleaning for one day (the day after the dust incident). Furthermore, when my belongings were moved out of the room while I was out, my bag had simply been thrown upside down in the lounge area. I’ve attached pictures. However “good” the communication may be, there is a serious blind spot when it comes to health and safety, cleanliness, and consideration for guests’ property. The issues I experienced were reported by other guests 18 months ago. After raising a complaint, the owner’s response was that they helped me get a quieter room for my stay — as if this somehow dilutes the issues that occurred afterwards. Blurring two different matters as a way to manipulate and influence Booking.com’s opinion is the hallmark of a dishonest approach. I’d advise people to check their rooms thoroughly when they stay, and to be very dubious of the owner’s overtly pleasant demeanour. If it seems too good to be true, sometimes it is.
