Please do your due diligence in reading reviews from previous customers. If you're booking through Agoda, it's a lottery whether you get a nice room or not. Suggest enquiring beforehand if the room is managed by the Oaks Group themselves or by some other private resident. To be safe, ensure you get a room managed by the Oaks Group. Avoid Room 812. The unit is very much lived in, and not in a cozy way. Very old place with fixtures all rusty. Quite stunned when we saw how different the place is from the photos listed on Agoda. Hard to not feel like we were duped. We likely were. Cleanliness - Technically not dirty, but don’t expect it to be pristine. There just isn't any effort to maintain the place. Heart sank when we saw the other rooms on the same floor that was managed by a different group. The owner is aware of this. Maybe Richard just can't be bothered to make the room as hospitable for his guests. Amenities - It's not that the barest of necessities weren't provided, but the state they were in. It's not just the appearance of the room that's dated, but the furniture and everything else in it. Like were there utensils, spare beddings, tables, chairs, etc? Sure. But did Richard intend for guests to actually use them? Yeah, nah. AC/heater, microwave, fridge were working just fine tho. And clean towels, at least. >The bath - Two rolls of tissue for a week-long stay, that's it. Sort yourself out for the rest. We brought our own toiletries so no worries. A tub for display, you can only use the shower. Clothesline is rusted and broken. A washer but no dryer, no hair dryer either. A pull-out shelf that's a tetanus hazard and should just be thrown out. >Sheets, pillows, ironing board - Unclean and appalling. With blood stains to boot, whew! Don't really mind if these are old, but when they're obviouy dirty? It's insane to keep those for your guests. >Kitchen - Why was the entire apartment floor sticky? It's like someone lost interest cleaning midway. Richard also didn't even check if the kitchen range hood was all good. Just a lazy btw that there's a fee in case smoke triggers an alarm if we ever decided to cook. It's only fair to expect the place was all in order instead of making things like the smoke alarm your guest's problem. Overall, the lack of effort is impressive. Again, just check reviews beforehand. Enquire with Agoda if you must, just don’t be misled like we were. To add, spare beddings & pillows were either too worn out or just not clean at all. One of the old, raggedy duvets even had blood stains all over it. YUCK! Privacy Violation - The biggest red flag was courtesy of Richard. He took a picture of our credit card. Asked why, he says it’s for “security.” HUH? Note we’ve already paid months prior. He had no business taking a picture of anyone’s credit card, full stop. Scammy and scummy behaviour. Granted, we shouldn’t have let him do it. But a combination of jet lag, lack of sleep, hunger, and general lack of energy to argue lets your guard down. Our bad. So for peace of mind, check first if you’re booking with any Richard or just avoid Room 812 altogether. And cancel your credit card. What a hassle. Location vs Noise Trade-off - Not worth it! If it’s not the sirens blaring at ungodly hours every night, it’s the loud partygoers from the bar across the building. If you want good sleep, this is NOT the place. Price - Exorbitant for how old it is; might as well book a serviceable hotel elsewhere in the CBD. Prioritise your comfort and spend your hard-earned money in a worthwhile place. The audacity to charge extra for room upkeep when the unit looks like that. Sketchy Agoda Booking “Issue” - Not sure if it’s just one of Richard’s M.O. but he says bookings made under “Oaks Sydney Hyde Park Suites” doesn’t reflect accurately under Agoda, and that he’s already coordinated with them about it. We arrived on 26 August and were shocked by the condition of the apartment. For *** over 5 days, we expected a clean and safe stay for our family of five, as advertised. Instead, the apartment was dirty, run down, and completely unsuitable for a family. The floors were so filthy that our children’s clean socks turned black within 30 minutes. Tiles were cracked, the bathroom sink was damaged, the air vent was peeling, and a used muesli bar was left behind — clearly not cleaned properly. The fold‑out couch was stained, ripped, and unhygienic, and the doona cover was dirty. The hallway smelled and felt unsafe. One of our children couldn’t sleep because she felt dirty being there. We left the next day because the apartment was nothing like the photos and absolutely not fit for a family stay. This property is misleadingly advertised and not worth the money paid. Disgusting, disgusting and so disappointing.

The property was advertised as being part of the Oaks Apartments and the pictures did not reflect the room at all. The second bedroom was tiny, as was the kitchen. The dining table was sticky, the shower head broken and impossible to stand under and the outside furniture was dirty.
