Join in a game of cornhole, swing on the tree swing, grill in the back yard while spending time with friends and family on the outdoor sectional sofa. Kick back on the front porch in one of the many rocking chairs with a glass of wine from a local vineyard. Make S'more's on the wood burning fire-pit while making lasting memories. Quiet and private. Surrounded by acres of beautiful views. All of this and only one mile from historic downtown Dripping Springs. You are truly in the heart of it all.
As you enter the spacious home the main living area opens to the dining room and well appointed kitchen. The kitchen has a full-size refrigerator, built in microwave, oven, convection oven, coffee maker, French press and dishwasher. Breakfast counter with swivel barstools. We provide coffee, creamer, sugar, coffee filters, tea, dozen of spices, paper towels and dish soap. Fully equipped kitchen offers dinner service for 12, wine glasses, champagne glasses, blender, juicer, rice cooker, steamer, electric tea kettle, dutch oven, bakeware, grilling utensils and plenty of pots and pans. Full size water and dryer, ironing board, iron and garmet steamer. Children's highchair, MOM's brand pack n play with linens and blanket, toys and games. Official size Cornhole, adult board games, cards, dominoes books and magazines.
The living room opens to the dining room that looks out to the expansive backyard and spa. Sit on the picnic table under the cafe lights, swing on the spider swing or play a game of corn hole.

The master bedrooms offers a king size bed with a comfortable thick mattress, soft linens and plenty of pillows, smart TV with Roku, full size dresser, nightstands, ceiling fan, full length mirror and a velvet sitting chair. The master bedroom has ensuite bathroom with dual sinks, weight scale, robes, shampoo, conditioner, body wash, hand soap, high quality towels, wrap around mirrors, dual sinks, tub/shower combo and a walk in closet.
The two guest rooms have queen size beds with pillow top mattress, soft sheets, extra blankets and pillows, ceiling fans, nightstands, vanities with a mirror and a large closet. Each room is tastefully decorated. The second guest room has a flat screen TV equipped with Roku.
The guest bathroom has a tub/shower combo. We provide plenty of soft, oversized bath towels, wash cloths, hand towels, shampoo, conditioner, body wash and hand soap.
Large private backyard with dozens of oak trees, cafe lights, 8 person hot tub, beach towels, stainless steel propane grill (we provide the propane), sectional sofa, picnic table and spider swing.

We had a great three days in this property. It is exactly as advertised. It has been updated and it is beautiful inside and out. It has everything you will need for your stay and more! All light switches and cupboards are labeled which is very handy! The hot tub was very clean and great after a long day. The beds were very comfy. The best part about our stay was the communication with Jeanette. She made sure we had everything we needed and gave very helpful tips about the area and all there is to see and do. I can't recommend this property highly enough. The neighborhood is very nice and quiet. Great for an afternoon out evening stroll! We will definitely stay here again when we are in Dripping Springs! Thank you, Jeanette!

Fully equipped and so so beautiful and comfy. It was a great fit for our multigenerational family of 5. Gorgeous and easy location, big private backyard with a nice hot tub. Stunning views from porch chairs too. Really nice host who clearly goes above and beyond to offer this beautifully maintained gem. Thank you Jeannette.
