About this house rental

Located in St. Helena, in an exclusive gated enclave rests a truly magnificent estate on a rare 70 acre property with uninterrupted 360 degree views of mountain ranges, vineyards, and a perpetual blue sky. With 6 bedrooms, 6.5 baths, a theatre, wine room, game room, and separate family and formal living rooms, every room in the house has access to extraordinary views and/or access to the breathtaking exterior living space. 1. Maximum Occupancy: The maximum number of overnight guests is limited to 14 persons.
2. Booking Rules: Guest agrees to abide by the Booking Rules attached as Exhibit A at all times while at the property and shall cause all members of the booking party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

3. Access: Guest shall allow Homeowner and Homeowner’s agents access to the property for purposes of repair, inspection and marketing purposes. Homeowner shall exercise this right of access in a reasonable manner.

4. Cancellation Policy: Cancellation or early departure does not warrant any refund of booking fees or deposit, unless Guest has purchased additional travel insurance, and in that event, Guest may apply for a refund with the travel insurance agency. Homeowner may cancel reservations prior to 30 days of guest arrival time, due to circumstances causing the property to become unavailable with a full refund to Guest, to be processed immediately after notification of cancellation. In the event there's a storm, a lockdown, or other natural event that prohibits getting out of the area you live in or you cannot get access to our area, we will rebook you at a different time or give a full refund.


5. Insurance: We encourage all guests to purchase traveler interruption insurance. No refunds will be given due to circumstances where Guest needs to cancel.


6. By my acceptance of this booking, I agree that all booking monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.

Exhibit A

BOOKING RULES

1. Smoking is NOT allowed on the property.
2. Firearms are not allowed on the property at any time.
3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest and Guest must notify Homeowner for approval prior to allowing access.
4. The Homeowner is not responsible and all Guests agree to fully indemnify Homeowner for any damage, accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm or damage arising from their use of the premises or others whom they invite to use the premise.

5. Guests agree to keep the property and all furnishings in good working order.
6. Security Deposit: Security deposit of up to $5,000 or guest must purchase security deposit insurance prior to arrival.
7. Guests shall only use appliances for their intended uses.
8. Guests agree to keep all interior and exterior furnishings in the same physical location as they were upon check in.
9. No furniture should be brought onto the property.
10. No heating lamps are allowed onto the property.
11. Only flameless candles can be used at the Estate.
12. Pets are NOT allowed.
13. Events: No events or parties are allowed at the property unless a separate agreement is signed for the specific event or party.
14. Housekeeping: There is no daily housekeeping service. For an additional fee, Homeowner can arrange cleaning services for daily or weekly service. Additional charges may apply, if applicable.
15. Spa & Pool: No children are permitted in the pool and/or spa without adult supervision. When using the pool and/or spa, there are health and safety risks associated with this facility. Diving in the pool is expressly prohibited, given the depth and multiple platforms and elevations within the custom designed pool. Guests agree to fully indemnify Homeowner for any risks associated with attendant use of pool and spa facilities.
16. Spa & Pool heater: The Spa heater is available for activation at no charge and can be heated to 104 degrees. The pool temperature can be heated for a fee and can be heated to reasonable industry standards at an average of 80 degrees as long as the weather isn’t extreme. Please inquire with Homeowner regarding the time of year for your visit.
Should you wish to have use of the pool heater, an additional propane surcharge of $250/ day will apply and applied to your booking agreement.
17. Driving and Walking on Premises: Guests acknowledge that this is an exclusive mountaintop property and as such, care needs to be exercised when walking and driving to and from the premises. Guests agree to exercise caution when accessing the property and agree to fully indemnify for any accidents, loss or casualty that may occur as a result of such use by Guest.
18. Interior Fireplaces: The fireplaces are vented propane gas fireplaces. Caution should be used and fireplaces should be turned off when not in use, or when Guest is not present in the room.
19. Exterior Fire tables: The fire tables should be turned off when guest is not present.
20. Outdoor BBQ Grill: The outdoor grill must be turned off while not in use.
21. Doors and Windows: Please keep all doors and windows closed when not in use. This is a Mountain Top property and can experience unexpected strong winds. To lock doors, make sure the left door is locked first. To lock the doors, close door, lift handle up, and lock to the left (counterclockwise). To unlock, unlock lock to the right (clockwise). If these directions are not followed exactly, the doors can break. It costs $350.00 per door to fix this break.
22. Water and Septic: The property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. The water system is fully filtered and on a well. California is currently experiencing historic drought conditions. PLEASE CONSERVE WATER WHENEVER POSSIBLE.

23. In the event of inclement weather, Guests agree to secure all windows and doors in locking position to prevent damage from wind, rain, hail or snow and assume full responsibility for any loss that may occur due to negligence in this regard.

    What a fabulous experience for our extended family, the estate far surpasssed our expectations! The house is spectacular, the communication was perfect, and the staff were very flexible and accommodating. The views are amazing and we did not miss a sunrise or a sunset. We will revise our agenda on our next stay to spend more time at the estate to make better use of the amenities.

    Absolutely incredible home and property. It is one of the most stunning places I have stayed, and I travel very often. The view is unparalleled, the house 5x as good as the pictures, and the service perfect. Host was very easy to get in touch with, checked in often and accommodated all requests. Highly recommend hiring Ezmeralda and Chef Alex both for stocking the house and a private dinner. I recommend only one trip up and down the mountain a day - it’s a curvy sometimes a touch steep drive - plus you will want to spend more time at the house than you think. The view and house is more than worth the drive. Hire a driver if wine tasting. Most vineyards in st Helena are about 30 min away depending on how fast you drive. Very doable, just plan accordingly. Our favorite things at the house were watching the sunset either in the spa or pool, or over the fire pit. Also hiking the trails by the house and spotting some deer and other wildlife. House exceeded all expectations- had everything you could ever need or want!

    This is an awesome property. It is beautiful and very functional for a large group. It is actually prettier than the VRBO photos.We loved the grass courtyard, fabulous pool and incredible views. Chef Andre Carde of St. Helena prepared a one of a kind dinner for us, accommodating gluten-free and vegan dietary needs.Sage Canyon Rd is a little bit scary for those of us not used to mountain roads, but we got used to driving them.The beds were comfy and we would definitely come back again!

    This is an incredible house… the kind of place that actually becomes part of the story and helps make for fantastic time all around. We were 4 couples, the husbands all turning 50 this year. Monica and Ivan were awesome, and Chef Patrick performed an amazing meal for us. We will be back!

    This property is truly stunning! The pictures don’t do it justice. The view is breathtaking. Monica and Ivan were great to work with. We had a fantastic time and wished we could stay longer. The drive up there is not easy but well worth it. Definitely hire Patrick the chef to do a dinner for you. He and his staff were so fun and the food was amazing. We would stay here again!!

    Three generations enjoyed the remoteness, quiet, views, birds, sunrises, sunsets, pool, spa and game room. Separate wings and six bedrooms provided respite and privacy. It could not be better nor improved.
