About this house rental

Our family built a new chalet/lake house, and we couldn't be happier with everything the property has to offer. We are renting this beautiful lake house for just a few weeks during the summer while we are away. Enjoy 140 feet of water front, a huge deck for lounging and outdoor dining, all supplies needed for a comfortable stay, a long dock to fish and swim off, kayaks and paddle board, and amazing sunsets.

We built this 2,500 sq ft home from scratch, and are looking for some responsible people to rent out this amazing location. We also finished the basement in 2022: additional bedroom (#4), additional full bath (#3), and TV Lounge area for those rainy days. Located on Maquam Shore in Swanton, VT, interstate 89 is only 10 mins away, 45 minutes to Burlington VT, and 75 minutes to Montreal.

Starting in early June through early July, we require a four (4) night minimum stay with check in / check out occurring any day of the week. Then for peak summer, starting in July through August 29th we request a seven night stay with check in / check out on Saturdays. We then switch back to 4 night minimum stay beginning August 29th through the Fall until end of October with check in / check out any day of the week. For payment, we request 50% of payment upon booking and the remaining 50% payment due 45 days prior to your arrival date.

We allow friendly dogs per request ($100 per pet fee), but no cats or other pets allowed. Please let us know if you plan to bring your dog(s).

We are taking all necessary steps to eliminate bugs & spiders in and around the house. That being said, this is a house on the lake, so there will always be bugs to deal with.


ACTIVITIES:

- Activities: There is great fishing right off the dock (we provide a couple fishing rods/reels & tackle). There are many fishing boats in the area looking for bass. Also take advantage of our onsite water toys (2 adult kayaks, 1 child kayak, and a adult paddle board) and head out on the lake for an adventure!

- Bringing your own boat: While there is a dock, it is not ideal for tying up a boat (if you plan to bring one). The lake can become very wavy / windy where we are located, and we would not recommend having a boat tied to the dock during a storm (for both the safety of your boat and for our dock). There are State boat launches near by to access the lake with a boat if you use a trailer to put in / remove your boat each day. There is also a new marina in St Albans Bay (Saint Albans Bay Marina about a 8 min drive) where you could rent a boat slip during your stay. They also have pontoon boats & jet skis you can rent daily.

- Golf: Champlain Country Club is less than 10 mins away. Great golf course!

- Dining: There is a variety of restaurants and shopping options in St. Albans (15 mins away). We provide recommendations upon arrival.

- Clean Lake Champlain for swimming. Please bring swimming shoes, as the beach and swimming area is rocky. But the lake water is very clean where we are located, and we typically avoid any algae break outs that occur in bays or other areas on Lake Champlain.

- Amazing sunsets by the fire pit! (firewood not included)

We enjoyed a wonderful family vacation in Swanton. The house was as advertised and the accommodations were perfect. The view of the lake and the beautiful sunsets were breathtaking. We enjoyed kayaking, paddle boarding and swimming. So much fun! Kyle was very responsive and a pleasure to work with. We truly enjoyed our week and would highly recommend this home to others for their family vacation!

The view of Lake Champlain is amazing and the house itself is wonderful. But there are a few drawbacks. First the good. It’s hard to imagine a better unobstructed view of the water and you’re only 45 mins or so from Montreal if you want to venture into Canada. The property is newer and the appliances are modern, plus there is plenty of space for a family of 6 or two couples. The neighbors and folks in town were always very nice and there are many wonderful walking and bike trails within a 30 min car ride. You can even get to Burlington VT or Stowe VT in about an hour if you are in the mood for good restaurants and cultural activities. We did find some downsides though. First, the house needs a good cleaning. The refrigerator still had food left in it from the previous renters and there was even a dirty pan in the oven. The fabric of the couch smelled like sweat and the rug in the living room needed to be vacuumed. And, though the surrounding area was nice, the immediate surroundings were, well - interesting, especially the dilapidated house in back and to the side of the property. But the worst of all for us were the spider webs and live spiders everywhere. There was an active spider web covering part of the outside of the front door when we entered but we just cleaned it off and kept moving. Little did we know once we entered we would see tons of spiders hanging out in the arches of the living room ceiling. I vacuumed up the spiders and webs I could reach in all of the chandeliers and in the wells of the sliding glass doors, but I still had a spider slide down from the ceiling and onto the kitchen island as I was cooking. I had another run up the arm of the chair my husband was sitting on, and watched several try to shimmy down the wall and onto the floor in front of us (but I was quicker than they and got to vacuum them up before they got to me). This is no joke – when packing a tote bag so we could head out for the day, a big hairy spider almost crawled up my hand. It had been hiding out in the tote and wasn’t happy that I was disturbing its rest. I’m not fearful of spiders but I also don’t like them trying to cozy up with me while I’m chilling out on vacation. All in all, our vacation in VT was a good one, but I would have chosen a different property if I had known everything in advance.
