The staff were very friendly and accommodating. We needed to change our reservation last minute from 3 to 2 days and they made it possible which was very nice from them. The breakfast is basic but nice. It feels boutiquy because of the friendliness of the staff. In terms of location, it's on the quiet side of Arugam bay so 10-15 mins walk from main restaurants.
The rooms are in need of an upgrade (which in fact is the case of most of the places we stayed at in Sri Lanka). Specifically they need to focus on health and safety - too many rusty metals in the room and the facilities and it's so easy to get a scratch. I would start with the door and toilet handles.

The hotel is close to the main town avenue and shops and it is also very close to the beach too.

Close to beach, ac + fan, great breakfast
Room is dark as only windows are on either side of floor, a chair and a desk to sit at would be nice.

Fantastic quiet location but right by beach and away from road.
