About this house rental
Location, location, location! You and your guests have limited time to vacation so make it memorable and easy on everyone with great amenities, at an ideal and central location in a home that feels like a home versus a rental.
This lake front house is situated on a meticulously landscaped one acre property in Meredith Bay with Southwest exposures on Lake Winnipesaukee, set back from the road with fully screened landscaping for privacy. It is a unique property with a sandy beach that gradually slopes into the water (only 4ft deep at 40ft from the shore!), making it the perfect location for young children and family to enjoy everything the lake has to offer.
The house is on scenic Wagon Wheel Trail, a short 5 minute drive from town (shops, restaurants, grocery stores and pharmacy - see below) or a 20 minute adventure on paddle board or canoe. Large quarters are perfect for family reunions and friends/family vacations. Custom built with quality finishes and fully furnished interior design. Open concept floor plan with two story family room, adjacent to kitchen/dining area with a secondary family room located on the lower level. Brand new TV's (70”, 65”, 45”, 40”) located in the lower family room, master bedroom, game room and kids bedroom. Kitchen houses high end Viking, Wolf and Bosch appliances with soapstone countertops and custom cabinetry. Wood floors throughout with tile located in bathrooms/mudroom. Screened in 3 season room with heat lamp also situated off of the main dining/living area. Game room situated on 2nd floor and includes a championship Foosball table, an arcade quality Super Chex, Nintendo Wii U and Playstation 4. There is a large laundry room located on the lower level with Electrolux washer and dryer.
The house contains 5 bedrooms plus a game room that can easily be converted to a private bedroom with an air mattress. The house can comfortably sleep 20 (12 adults, 8 children with additional rooms/space available for inflatable air mattresses - house contains two queen Aerobeds available for use). There are four bedrooms that contain queen size beds and one bedroom contains a full/twin trundle bed with a bunk room attached (sleeps 4 children in 4 custom built-in RV sized bunk beds). All rooms are furnished with custom blackout shades, with all queen size beds outfitted in 600 thread count 100% cotton bedding, quality mattresses, and designer comforters and shams. Local artwork and antiques are on display throughout the residence and in the rooms.
A crib and portable crib are also available for use in the kids room. There are 4 full baths and 2 half baths with one steam shower on the basement level. The master suite is located on the first floor making for easy access and is furnished with a large whirlpool soaking tub, heated floors and oversized walk-in closets.
Full two bay garage on main house completely stocked with fun summer and winter toys including: 4 mountain bikes, 2 kids bikes, 2 kayaks, 3 fun-yaks, 4 paddle boards, rafts, floats, kid's fishing rods, etc. Life jackets of all sizes are provided for use by tenants. Exterior features approximately 200' of sandy beach and water front perfect for children playing in the water. There is a 30’ long double dock, separate tanning deck and fire pit area that provides perfect views for town firework displays or daily sunsets. Firewood stocked and located on site for use. Lynx BBQ grill and extra large Sundance Aspen hot tub located on lower back patio (seats 10+ adults comfortably). Beautifully landscaped backyard, perfect for lawn games and gatherings, is drenched by sun until sunset as a result of the Southwest exposure.
Dock has extra space for boat rentals and waverunner rentals used by guests. House is also only 20 minutes away from Gunstock Mountain Resort which provides fantastic fun in both summer and winter (www.gunstock.com) and 40 minutes from Loon Mountain Resort, one of the best mountains in the entire Northeast.
Parking in driveway for up to 10 cars with an oversized asphalt rotary driveway.
Oversized beach towels and plenty of bath towels are stocked along with other necessities that allow you to pack lighter and enjoy more of your vacation!
If additional space is necessary there is a 1,200 square foot one bedroom guest house suite on the property that can be added to the rental for $250/nt. The guest house has a queen size bed on the top floor and a pull out couch in the family area. The suite has a full bath, refrigerator and dining table that seats six. More information available upon request. The guest house is never rented or used separately from the main house.

We celebrated our 50th wedding anniversary by hosting our two sons, their wives and 7 grandchildren on this lakefront rental. The home was comfortable and allowed each family to have their own floor. The amenities available such as standup paddle boards, kayaks, a beach, a game room, a spa, a bunk room for kids, a kitchen and barbecue with all the necessities, a fire pit, a dock for fishing or boating kept us all busy and most importantly—happy being together. I never heard the words “I’m bored” from any grandchild ages 15 to 5. Tye the owner host communicated helpfully whenever a question or issue arose. Enjoy some time in this beautiful setting!

What a glorious 50th Wedding Anniversary family reunion at Water’s Edge on gorgeous Lake Winnipesaukee! The well-appointed, spacious and fully-equipped house was perfect for our immediate family of 16 (which included 8 grandkids ages 2 to 14). The incredible welcome basket, sandy beach and ABUNDANT water toys were enjoyed by all. Everyone loves to cook, so family meals were great fun with the fabulous kitchen, grill and huge dining table. Communication was excellent – speedy responses to all our questions and requests. Thank you, Tye for sharing your extraordinary home, allowing us to create cherished memories!

This property is outstanding for all ages and a wonderful location for extended family gatherings. The hosts have provided everything you might want or need. And the Meredith area has activities for all interests within an hour drive. Both a lovely and comfortable home!

Our group of 6 adults 7 kids had a fabulous time at this house. It’s hard to find a place that truly checks all the boxes but this is it! The house and property is as beautiful as shown and described in the listing. The lakefront with sandy beach entry and docks was great for swimming, digging in the sand, fishing off the docks, and playing with all of the beach and water toys that come with the house—it’s fully stocked for lakeside fun with kayaks, paddle boards, floats, buckets and shovels, you name it! And if it gets a little chilly in the lake, just hop in the hot tub to warm back up. The lawn was a lovely space to play games, also provided!
Inside is also stocked, with a large fully equipped kitchen made for cooking. The house is spacious with ample room for being together and being apart. It’s located super near to the grocery store, marina, and town. Altogether, this place seriously has everything you and your family or friends need to have a fun and relaxing time on the lake!
