Home is on Frederick creek, on a secluded dead end street with only one neighbor..ample parking is available on the dead end street with room for trailers. Home is 4 bedrooms that sleeps 10 adults with one bedroom containing a additional day bed that can sleep 2 additional in the room. It has a great deck that looks out on creek and deer run. It also has a fire pit for frosty nights. It is equipped with cable tv and washer dryer and internet.

**Nice Home with Thoughtful Touches, But Some Concerns**The house is overall very nice—clean, comfortable, and well-located in Boerne. There were some thoughtful details, like a welcome bottle of wine and a house guide with local recommendations and rules, which we appreciated.That said, there were a few issues worth noting:* One of the upstairs bedrooms was listed as having a queen bed, but it’s actually a full bed next to a pullout/daybed—so the listing was a bit misleading.* One upstairs bathroom didn’t have a working lock, which was inconvenient.* We found a couple of dead bugs in one of the upstairs bedrooms.Communication with the host was prompt, but the overall tone felt more transactional than hospitable. It’s a small but important part of the experience—and one that reminded us why many travelers still gravitate toward hotels for a more guest-centered feel.Additionally, we were required to pay a 95 hotel occupancy fee via Zelle *outside* of the VRBO platform before receiving the entry code. While this may be standard for the area, it felt unusual and a bit uncomfortable to send funds off-platform.All in all, we enjoyed our stay, but these details held it back from being a 5-star experience.

Three couples stayed 3 nights at Hawks' Roost in Boerne. We're long-time friends, all 70+ in age. This lovely home was 4-5 minutes from everything and everyone we wanted to see. The house had every amenity we needed. We highly recommend.

Beautiful, well-laid-out home! The house was wonderfully stocked. We wanted for nothing… it was all there! Beds were comfortable. Rooms were sizable (including bathrooms). The living area and outdoor deck were perfect for gathering as a group. Our group of 8 ranged in age from 9 months to 81 years old. Everyone had a great time! Will definitely book again if in the area.

The home is lovely. It was large enough to accommodate my extended family. The dining room table is large and was the scene of many gatherings. The kitchen is very well stocked with dishes and cooking pots of various sizes. The location is wonderful.

We wanted a place where a couple of families could stay for a wedding and this place was so perfect. The rooms were very comfortable and quiet. The common spaces were great for multiple family members to sit and chat. The location was ideal for short walks to the downtown shops. The neighborhood was very quiet and the house tucked away. Tons of off street parking. Any questions were answered promptly by the owner. We would, absolutely, stay here again.

My family and I really enjoyed our time at Dr. Hawkins' property. It looks inviting from the outside and the inside is just as wonderful and welcoming. Communication was great as was the location. You'll feel right at home. The back deck area was very nice and relaxing. Bourne was a great base to relax, check out the local scene, and then easily travel to Fredericksburg and San Antonio. Looking forward to the next time!

I don’t know where to begin. The location is perfect. Boerne is a wonderful town and this home is in the center of it. Dr. Chet was a terrific host. He was accommodating, he communicated well and he was very nice. The home has everything you need, it was well stocked and furnished. We had a lovely stay. We were a group of 8 women who met in college. We LOVED this house and the location -- very nice two story home, well-equipped kitchen, nicely furnished. On pretty Frederick Creek and you could walk to town if you really wanted to. Quiet, lovely neighborhood. We can't wait to come back. Great deck in back to sit out on. Great rental. Good value for the price.

The location had everything we needed - plenty of chairs, a charming view, lots of cooking utensils and conveniently located to everything in Boerne. The hosts were congenial. Beautiful setting, wonderful amenities, great for a group inside and out! The deck was our hang-out, with outdoor lighting and comfy seating for a crowd. Beds were extremely comfortable, with high-end linens, extra pillows, blankets, etc. All the bonus amenities were in place, including water by the beds & welcome bottle of wine. Owner was very quick to respond to questions, and extremely thoughtful. Loved it!
