**Nice Home with Thoughtful Touches, But Some Concerns**The house is overall very nice—clean, comfortable, and well-located in Boerne. There were some thoughtful details, like a welcome bottle of wine and a house guide with local recommendations and rules, which we appreciated.That said, there were a few issues worth noting:* One of the upstairs bedrooms was listed as having a queen bed, but it’s actually a full bed next to a pullout/daybed—so the listing was a bit misleading.* One upstairs bathroom didn’t have a working lock, which was inconvenient.* We found a couple of dead bugs in one of the upstairs bedrooms.Communication with the host was prompt, but the overall tone felt more transactional than hospitable. It’s a small but important part of the experience—and one that reminded us why many travelers still gravitate toward hotels for a more guest-centered feel.Additionally, we were required to pay a 95 hotel occupancy fee via Zelle *outside* of the VRBO platform before receiving the entry code. While this may be standard for the area, it felt unusual and a bit uncomfortable to send funds off-platform.All in all, we enjoyed our stay, but these details held it back from being a 5-star experience.

Three couples stayed 3 nights at Hawks' Roost in Boerne. We're long-time friends, all 70+ in age. This lovely home was 4-5 minutes from everything and everyone we wanted to see. The house had every amenity we needed. We highly recommend.

Everything was exactly as described and more. The home easily accommodated our family of 8 and we loved the back patio. Very clean with all the comforts of home. We will definitely keep in mind for future stays in Boerne.

Everything about your stay will be wonderful. The home sits on a quiet street but is just minuets from everything. We can access I-10, down town,HEB, area restaurants and walking trails so easily. Come stay and feel at home.
