- VISITORS: maximum of 4 visitors permitted at any one time; visitors are not allowed use of the pool; all visitors and vendors must be registered with Stefan or Hui prior to arrival
- CONFIRMATION: for a reservation to be confirmed, we require a completed and signed rental agreement to be returned to us, a sample of which is available in the "house rules" of this listing (please do not sign and return the sample--once you have made your booking, a rental agreement reflecting your reservation details will be sent to you).

AVERAGE GROCERY BILL
Approximately 3,500 - 5,000 MXN per day average, for a group of 10 is. Please keep in mind that this is only an estimate and will vary, depending on the menu items you choose, and the alcohol you ask us to purchase.
TIP ESTIMATE
Tips are not included in the rental of casa dunia. Stefan will give you a more specific breakdown of suggested tips when you are here, when he settles the grocery bill with you, but historically, a group of 10 would tip a total of about 2,400 MXN per day for all the staff (housekeeping + kitchen).

Chef service is included daily for breakfast + lunch OR breakfast + dinner. It is provided only for the guests accommodated in Casa Dunia. Guests pay for all groceries.
Once your reservation is confirmed (with a signed rental agreement), arrival information will be sent to you, including sample menus.
Prior to arrival, we will communicate with you to confirm:
- a pre-stock grocery list (for any drinks / snacks you would like the home stocked with when you arrive)
- welcome dinner menu (for the night you check in)
- breakfast pantry items you would like set out for breakfast each morning (seasonal fresh fruit platter, fresh juice, cereals, yogurt, granola, toast, coffee, etc)
- a list of hot items we can rotate through throughout your stay (one hot item for the group each day)
All meals are prepared and served buffet or family style, so you should choose one menu for the group -- we are unable to provide meals a la carte, but we can provide substitutes for any guests who have dietary restrictions / allergies.
You're also welcome to ask for more groceries throughout your stay. Please keep in mind that we go shopping in the mornings, so you should get your shopping list to us by the evening prior.
Once you arrive, you (or another member of your group) will be in touch daily with my husband, Stefan, regarding any grocery items and the meals for the next day. He will also give you updates throughout your stay regarding your grocery bill. Prior to check out, he will settle the bills with you.

LAYOUT OF CASA DUNIA
Walking through the front door, you will find an equipped kitchen. Passing this, are four stairs leading down to the main living and dining areas where glass doors open out to the top of the sand dune where the home's spectacular patio is located, with outdoor living and dining areas offering spectacular views of Mexico's Caribbean Ocean.
From the patio, there is a short staircase leading down to the beach, where guests will find shade and lounge chairs.
Four guest bedrooms are located inside the home. On each side of the indoor living / dining space, there are two bedrooms (one on the ground floor, and one directly above it).
The master bedroom is accessed by a spiral staircase next to the front door.

Our family of 10 had the most wonderful vacation at this amazing home! Juan and Mateo took incredible care of us while we were there, the chef service was amazing and we ended up eating two meals a day outside on the big table overlooking the ocean. The food was absolutely spectacular! They also kept the house so clean with fresh beach towels daily. While they worked diligently the entire stay, they were predictable with times and welcoming to us all!
This house is perfect for a big family and we were there celebrating my mother's birthday with her 5 grandchildren and my sister's family! She loved it all and they made the night extra special! The house fit our group perfectly, everyone was happy. It is a dreamy property right on the beach. It is in a quieter section of Tulum which we appreciated. We saw turtles nightly which was very exciting. All around one of our best vacations yet! Thank you Hui and Stefan for a lovely stay! We sure hope to return!

Casa Dunia was the perfect blend of beauty, comfort, and attention to detail for our much-anticipated post-vaccination family gathering. Stefan and Hui were fantastic hosts - both leading up to and during our stay - with very clear, prompt communications. Their seasoned and talented staff were so warm and accommodating and made all of us feel comfortable. We are a family of cooks, and expected to prepare most of our own meals...we didn't end up preparing a single one as everything was so well done.The house itself is perfectly situated far enough away from the din of Tulum playa, yet we could reach some of our favorite restaurants or bars with a few minute's walk.We were 3 couples, one single adult, and one family with 2 small children - each party had a large spacious room, ensuite bathroom, A/C at night. What we considered a pretty significant stretch to our budget ended up being so worth it, and we will never forget our family time together nor the hospitality of Mateo, Juan, Fredy, and our hosts, Stefan and Hui.
