About this house rental

Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house with 4 bedrooms and two small houses with two bedrooms each, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore. But there is more….

The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lagoon, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.

This property is recommended for people who want to get away from it all, relax and enjoy a holiday on the beach. This simple property is located six miles down the dirt road from Tulum to Punta Allen within the Xian Ka'an nature reserve. This public road, maintained by the city of Tulum, can be in varying conditions based on the weather, so a four wheel drive car may be necessary during certain seasons. All properties within the reserve must generate their own power and provide their own water, so it is very important that our guests conserve these very important resources. Our power consists of solar, wind and a generator. All three forms of power are required when there are large groups on the property.

Due to the remote nature of the property, we do not recommend this property to guests who are looking for a place where you can walk to dinner, hit the bars and enjoy a lot of night life. Most of our guests spend all their time enjoying our beautiful beach and property.

Rancho Pedro Paila also is home to a full-time caretaker and staff who maintains the property. The caretaker can provide additional services like breakfast and dinner for an additional fee.

What a lovely place. Picture perfect sunrises and sunsets, enough space for our multi-generational group of 10 to spread out in different houses with different activities, and delicious meals to bring the whole family together. Edgar the property manager was super responsive start to finish and worked hard on the fly to accommodate unexpected travel changes, excursions, and a broken van. We had breakfasts, dinners, pico and guac, and margaritas every day by Lau and team. Everything was fresh and delicious - we can never go back to "regular" Mexican food again. Pablo, Ana, and Elisa kept the houses and grounds spotless. Powder soft white sand, daily housekeeping, and even laundry upon request. As the other reviewers for this property and Sian Kaan in general noted, the road going in is VERY difficult. But treat it as an adventure and it'll go much faster. And once you get there, you won't want to leave the turquoise waters and private beach with volleyball, boogie boards, snorkels, beach toys, and anything else you might need!

We couldn’t have imagined a better time than we had at Rancho Pedro Paila. Lots of room for our multi generational family of 14. A beautifully landscaped property leading to our own private beach. We opted for dinners prepared by the staff that exceeded any restaurant meal. Did I mention margaritas and guacamole as our pre-dinner social hour? From breakfast on the porch, looking across the garden to beach, sea and sky, to dinner at the big dining table, our days were full. Edgar, the wonderful property caretaker, arranged outings to the Tulum ruins and a set of cenotes, as well as a sunset boat ride on the lagoon. Other days, we walked or swam on the beach, read in the hammocks or worked on a jigsaw puzzle. And every night, Edgar and his crew produced marvelous dinners. The house is in a nature preserve, down a dirt road, truly out of town. We loved our visit, just recognize that it’s not close to restaurants and shopping, but you’re not going to want to leave the property once you arrive.!

My family of 14 (myself, my husband, 3 of our kids, their spouses and 6 grandchildren ages 2-8) spent a truly magical Christmas and New Years celebration at Ranch Pedro Paila! We loved it so much when we stayed for New Years week 4 years ago that we just had to come back. The ranch has the perfect setup for us - renting all three houses gives us the perfect mix of togetherness and privacy, and the property is truly stunning with the soft white sand, coconut trees and beautiful Caribbean sea all right there. It was very windy our entire week there, so we didn't do much kayaking or any snorkeling, but we played a lot of corn hole and soccer, though not nearly as much volleyball as during our last stay, and the kids made sand castles everyday. Although we enjoyed spending time at the beach and catching waves in the rough sea, the kids absolutely loved swimming in the brand new pool. The deck around the pool is a fun gathering space between the houses where we lounged and celebrated happy hour daily with margaritas, guacamole and pico de gallo made by the staff. Speaking of the staff, we were very happy to see Edgar again! He is a wonderful host who made our stay a true vacation - he made travel arrangements, bought our groceries, and since he knows everybody, he even found some delicious home made chocolate gelato for my granddaughter's 5th birthday and fruity paletas at my daughter's request. He even arranged a fishing trip on the lagoon for the guys and they caught 3 large fish which new chef Lao turned into ceviche, fish tacos, panko coated fish sticks and a special grilled Mayan fish dish that was absolutely delicious! We actually had the staff cook us 5 out of 8 dinners and they were all delicious! All the staff work hard and do a fabulous job of cleaning the houses, keeping the beach and pool pristine and cooking delicious meals. I highly recommend you let them cook for you! When our 8 days were over, we were truly sad to leave this piece of paradise and head back up to the snowy midwest.

I have travelled to many places all over the world, in particular many locations throughout Mexico and the Caribbean islands. Being especially seasoned in tropical areas, I thought I had seen it all, but this property stands above the rest. The location within the Sian Ka'an reserve is rare in its privacy and untouched beauty. Casa Blanca, the main house, is gorgeous and has all the amenities one could desire. The caretakers are perfect -- when you want them, they are there to help; when you want privacy, they are practically invisible, living set back from the rest of the property. I highly recommend having them cook for you at least a few times -- the food is fantastic. Every morning we watched as one of the caretaker's sons meticulously raked the beach for our enjoyment. The nearby attractions, restaurants, shopping, and activities are endless. For a real adventure, try navigating the road to the end of the peninsula and the small town of Punta Allen. When deciding on our winter vacation location, the conversation is brief. Turks, Anguilla, Little Cayman, again etc.? No, I think we have found the perfect place to return to year after year.
