It will be a pleasure to welcome you at your arrival to show you the villa and to give you some useful advice to make your stay unforgettable.
Inside the villa you will find a useful guide with many tips for booking restaurants or beach clubs, boat tours to the Giglio and Giannutri Islands or for a cruise along the coast. You will also find all the information to make the most of both the villa and the surrounding area.
For any other request, I remain at your disposal.

ZTL Permit - Allows:
- Parking in the blue paid lines at a reduced rate throughout the municipality of Monte Argentario
- Parking for free, without time limits (exclusively in the parking lot near your home, which we will indicate to you)
- Access to the Pilarella Limited Traffic Zone (Gateways 1 and 2)
Permit fee: €50 for the entire stay.
(€30 for short stays - 2 nights)
- INFO -
- Extra cleaning and linen change: upon request at the time of booking or to the on-site staff and subject to availability and quotation.
- Tourist tax:
€2.00 per person per night for a maximum of 7 nights (excluding children under 14)
Check-in: 4:00 PM - 7:00 PM
Check-out: by 10:00 AM
The standard check-in time is from 4:00 PM to 7:00 PM, but we always allow our guests a "bonus" hour until 8:00 PM.
--- Late check-in to be agreed upon based on availability ---
From 8:00 PM to 9:30 PM, the cost for a late check-in is €50.
From 9:30 PM to 11:00 PM, the cost for a late check-in is €80.
From 11:00 PM to 12:00 AM, the cost for a late check-in is €100.

Very good time in older place with incredible view. Met our needs and then some. Modern coffee maker would have greatly enhanced the early morning on the balcony experience. Giulio and Mariangelo were a great help.

The location is excellent! Close to shops and restaurants. Fantastic view from the penthouse balcony! We enjoyed every minute of our stay. Also within driving distance of Pitigliano, Mancano and Soturno Hot Springs. Would love to stay there again!

The appartment and porto Santo Stefano are perfect for enjoying a holiday.
The views from the terrace of the apartment are wonderful, having breakfast on the terrace is an unbeatable way to start the day. The Kitchen is small but more than enough to prepare the dinner.
Antonella was a fantastic hostess and gave us very good advice on excursions in the area
